Position Summary:
MCFA is partnering with a premier real estate corporation to identify a skilled Senior Maintenance Manager to lead maintenance operations at a new lease-up residential property in Austin, TX. This role is ideal for a strategic leader with deep technical expertise and a passion for team development, operational excellence, and resident satisfaction.
Key Responsibilities:
- Operational Strategy: Partner with property management teams to optimize maintenance operations, enhance resident satisfaction, and support revenue goals.
- Team Leadership: Recruit, train, schedule, and mentor on-site maintenance staff, fostering a culture of accountability and growth.
- Maintenance Oversight: Manage all aspects of property maintenance including HVAC, plumbing, electrical, carpentry, and appliance systems.
- Preventive Programs: Develop and implement preventive maintenance schedules to ensure long-term asset performance.
- Budget Management: Assist in creating and monitoring the maintenance budget, ensuring cost-effective operations.
- Vendor Coordination: Oversee third-party vendor work, ensuring compliance with Organizational standards and local regulations.
- Safety & Compliance: Lead safety initiatives, conduct inspections, and ensure adherence to OSHA and company safety protocols.
- Turnover Management: Supervise apartment turnover processes and damage assessments for move-outs.
- Quality Assurance: Conduct regular inspections of buildings, grounds, and units to maintain high standards of functionality and appearance.
Qualifications:
- 5+ years of experience in residential property maintenance, with at least 2 years in a supervisory or managerial role
- Strong knowledge of building systems and maintenance best practices
- Proven ability to lead and develop teams
- Experience managing budgets and vendor relationships
- Excellent communication and organizational skills
- HVAC certification ; other technical certifications a plus
