Location: Cheltenham\nRate: £300 per day (CIS or LTD – Outside IR35)\nContract: Freelance – 18 Months\nStart Date: October 2025\n\nThe Opportunity\nWe’re recruiting for an experienced Freelance Site Manager to take ownership of the apartment block delivery on a major 147-unit new-build residential development in Cheltenham.\n\nThis is a long-term contract (18 months) working with a respected developer. You’ll be responsible for the full build of the apartment block, from groundwork through to completion, ensuring compliance with programme, budget, quality, and the Building Safety Act.\n\nKey Responsibilities:\n\n * \n\n Manage the full construction of a multi-storey apartment block\n\n * \n\n Coordinate and oversee subcontractors, trades, and suppliers\n\n * \n\n Enforce site health & safety, quality standards, and compliance procedures\n\n * \n\n Monitor programme progress and report to senior management\n\n * \n\n Ensure all works meet the requirements of the Building Safety Act and other residential building regulations\n\nRequirements:\n\n * \n\n Proven track record delivering apartment block builds (within the last 2 years)\n\n * \n\n Strong leadership and subcontractor management experience\n\n * \n\n Excellent knowledge of residential compliance and safety legislation\n\n * \n\n SMSTS, CSCS, and First Aid certificates\n\n * \n\n Clear understanding of the Building Safety Act and how it applies to high-rise/apartment schemes\n\nWhat’s On Offer:\n\n * \n\n Competitive daily rate – £300 per day (Outside IR35 – CIS or LTD)\n\n * \n\n Secure long-term contract – 18 months minimum\n\n * \n\n A central Cheltenham location on a high-profile project\n\n * \n\n Opportunity to work with a professional and supportive team\n\nHow to Apply:\nIf you’re an experienced Site Manager with recent apartment block delivery experience, please apply today with your CV
