Site Manager - House Finishings


We seek a Site Manager with experience in overseeing the internal fit-out and completion of 7 luxury houses for private residential sale in Dundee. The ideal candidate will be responsible for taking the 7 houses (all at different stages of completion) to a complete finish efficiently and to a high quality. This role focuses on overseeing trades such as joinery, plumbers, electricians, dry-lining, ames taping, decoration, tiling, flooring, and the installation of fixtures and fittings, ensuring that every detail is completed to a high standard of quality. The Site Manager acts as the main point of contact for clients, subcontractors, suppliers, and inspectors, coordinating the final stages of home building from shell to handover.


This role is ideal for individuals with a keen eye for detail, good knowledge of residential finishes, and the leadership to deliver high-quality interiors that delight homeowners and meet project goals.



Key Responsibilities

  • Plan and coordinate all house finishing activities, including scheduling trades and deliveries to align with project timelines.
  • Supervise on-site tradespeople and ensure all works meet design specifications and quality benchmarks.
  • Monitor progress through daily site walks, addressing issues such as defects, delays, or material shortages promptly.
  • Enforce strict adherence to safety protocols and procedures.
  • Maintain a clean and organised site environment to facilitate efficient, high-quality finishing work.
  • Communicate clearly with the design team regarding finishes, materials, and any changes or custom features.
  • Coordinate cleaning, final inspections, snagging, and handover processes, ensuring all major items are resolved before project completion.


Qualifications and Experience

  • Relevant qualification in Construction Site Management.
  • Several years of experience in residential construction, with a demonstrated focus on house finishings and interior fit-out.
  • Familiarity with a wide range of finishing materials, fixtures, and installation techniques is essential.
  • Certifications in health and safety management (e.g., SMSTS, CSCS) are highly valued.

  • Strong leadership to coordinate multiple finishing trades smoothly.
  • Excellent communication and client-facing abilities, especially for discussing finishes, variations, and bespoke requirements.

  • Solid organisational and time-management skills.
  • IT proficiency for managing schedules, documentation, and client updates.


Day-to-Day Duties

  • Hold morning briefings to assign tasks and review the finishing schedule.
  • Inspect ongoing works for quality and compliance with specifications.
  • Approve deliveries and ensure correct materials are on hand for each phase of finishing.
  • Update site reports, photographs, and handover checklists.
  • Oversee final cleaning and presentation for client handover.
  • Quickly address defects, rework requirements, or client change requests.


Performance Indicators

  • Punctual delivery of finished homes.
  • Quality and detail of interior workmanship.
  • Good record keeping and regular update reports
  • Client satisfaction and positive feedback on completed homes.
  • Efficient resolution of snags and defects prior to and after handover.
  • Compliance with all safety and environmental standards.


Work Environment

The Site Manager will be onsite for the majority of their time, closely supervising trades and inspecting details. They must be flexible, hands-on, and highly responsive to the pace of finishing works, interacting with clients, designers, suppliers and the management team.
