Job Description:

The Site Maintenance Technician (Part-Time) is responsible for the physical condition and immediate operational readiness of the Industrial Flex Facility during scheduled hours. This role serves as the essential on-site presence, executing routine inspections, addressing immediate maintenance needs, and ensuring vendor work is completed properly.

  • Hours: Approximately 8 hours per week (two half days).

  • Reporting: Reports directly to the Remote Operations Manager.

 

Key Responsibilities

1. Routine Site Maintenance & Inspections (Primary Focus)

  • Property Walk-through: Conduct detailed weekly site inspections of all common areas, parking lots, landscaping, and exterior building elements.

  • Minor Repairs: Perform light, hands-on maintenance and repairs as needed (e.g., changing light bulbs, tightening fixtures, minor patching, adjusting door hardware).

  • Cleanliness Monitoring: Ensure the facility's appearance is maintained, coordinating immediate cleanup of debris or unauthorized dumping.

  • System Checks: Perform basic checks on building systems (HVAC filters, water heaters, common area lighting) to identify deficiencies for the Remote Operations Manager.

2. Vendor and Contractor Coordination

  • Vendor Access: Provide access to the site for scheduled third-party contractors (e.g., landscapers, HVAC technicians, general repair crews).

  • Work Verification: Oversee and visually inspect the work performed by vendors to ensure it meets the standard agreed upon in their service contract.

  • Reporting: Document and report the completion status and quality of all vendor work to the Remote Operations Manager.

3. Tenant Support & Site Security

  • Initial Point of Contact: Handle immediate, non-emergency maintenance service requests from tenants during scheduled hours.

  • Security Check: Check common area doors and gates to ensure they are properly secured at the end of the shift.

  • Incident Documentation: Document and photograph any physical damage, security breaches, or maintenance incidents and relay the information immediately to the Remote Operations Manager.

Qualifications:

  • Previous experience in property management or a similar role is .
  • Strong communication and customer service skills.
  • Basic handyman skills and the ability to perform light repairs.
  • Familiarity with property management software (experience with Tenant Inc is a plus).
  • Ability to work independently and manage time effectively.
  • Must be tech-savvy and comfortable using various software and digital communication tools, including Google Sheets, Google Drive, etc

Schedule:

  • Part-time hours 8 hrs per week. Twice a week 9 am to 1 pm (flexible)
