Site Acquisition Manager - One year contract with possible extension - Irvine, CA - Hybrid
Overview
We are seeking an experienced Site Acquisition Manager to oversee all site acquisition activities for large-scale wireless network projects. This role involves managing vendors, coordinating with cross-functional teams, and ensuring all processes, approvals, and deliverables are completed on time and in alignment with project requirements. The ideal candidate will bring deep experience in site builds, regulatory approvals, and landlord negotiations while maintaining a focus on quality, compliance, and timely execution.
Responsibilities
- Manage and coordinate all site acquisition activities, including audits, RFDS reviews, SOW preparation, design services, and regulatory submissions.
- Oversee preparation and submission of landlord notifications, landlord consents, zoning, and building/encroachment permit approvals.
- Coordinate with service providers, civil and installation teams, landlords, and regulatory agencies to ensure timely site access, approvals, and modifications.
- Monitor vendor activities to ensure compliance with contracts, milestones, and quality standards.
- Prepare and deliver regular progress reports (daily/weekly/monthly).
- Attend coordination and progress meetings; maintain strong relationships with stakeholders and customer representatives.
- Ensure proper documentation and records of all site acquisition activities in databases (e.g., Site Handler).
- Support problem-solving and escalation of site acquisition issues.
- Measure and report on budget, schedule, and risk throughout the project lifecycle.
- Provide support and guidance to implementation teams for NTP (Notice to Proceed) handoff.
Qualifications
- Minimum 5 years’ experience in site acquisition and telecom real estate, with involvement in 500+ site builds.
- Experience in at least one of the following:
- Registered Professional Engineer (PE)
- Licensed Real Estate Professional
- Law Degree or Certified Legal Practitioner
- Strong organizational, problem-solving, and time management skills.
- Experience with landlord negotiations, zoning, permitting, and regulatory processes.
- Excellent communication and interpersonal skills.
- Ability to prepare and analyze engineering requirements, submittals, BOMs, and project documentation.
- Proficient with project tracking, reporting, and documentation systems.
Skills
- Familiarity with telecom systems and tools (e.g., ICON, Site Handler, or similar).
- Strong reporting and analytical skills.
- Experience coordinating across multiple teams including engineering, project management, and operations.
