The Senior Project Manager sets the standard of excellence using the benefit of his/her experience and sets an example for the project management group as it relates to tenant improvement and building renovation projects. The Project Manager obtains, negotiates, or is assigned projects. He/she works closely with existing or personnel to set up bid solicitations for competitive or negotiated bids. He/she, buys out, manages, and controls finances and profitability for the duration of the project. He/she develops accurate scopes of work for each subcontractor. He/ she works with the superintendent or superintendents to control and implement schedules, maintain production, promote safety, and build the highest quality product.
Essential Duties and Responsibilities:
Essential Duties and Responsibilities include but are not limited to the following:
- Estimates and compiles budgets for tenant improvement, building renovation, or other projects.
- Performs conceptual estimates for negotiated projects
- Thoroughly reviews all plans and specifications
- Manages safe, successful, and profitable projects
- Writes contracts for owners and design professionals
- Writes accurate and concise scopes of work for pricing and subcontracts • Schedules projects jointly with the superintendent
- Writes, tracks, and processes r.f.q. and r.f.i. with help from admin
- Manages the submittal process – with help from admin
- Approves purchases using p.o.’s with accurate, cost codes, and vendor codes as required to promote the timely ordering of materials for the job superintendent.
- Use word processing skills to create professional documents as needed.
- Buy out work in conjunction with the other personnel as applicable.
- Review Daily Reports supplied from the superintendents and takes appropriate actions
- Develops relationships with clients and design professionals to promote repeat business.
- Approves invoices in a timely manner to all billing schedules in conjunction with the Accounting Department and specific project requirements.
- Analyze billings as opposed to costs for all purchase orders and subcontracts. • Protect the project scope of work by; knowing the job, communicating with the superintendent, and managing change orders.
- Develops and maintains relationships with design professionals.
- Protect the interests of the customers and the Company at all times. • Maintains the excellent reputation of the company.
- Transfers information to the field in a timely manner.
- Track job costs and take appropriate actions to promote profitability • Regularly visits the project sites and take appropriate steps regarding safety, scheduling, quality, etc.
- Always imparts clear scopes of work to the subcontractors and superintendents • Maintain the standards of the company and impart them to others • Manage your time, prioritize, and delegate appropriate responsibilities.
Strengths/Competencies to be Developed:
- Become competent on American Contractor estimating software to make full use of the system by utilizing the training as provided by the company.
- Become intimately familiar with the operations of Garden City Construction and the mission statement, goals and objectives.
SUPERVISORY RESPONSIBILITIES:
Is responsible for the oversight of the projects by interaction and direction of superintendent and/or superintendents as required to perform projects in a timely, professional, and safe manner. Indirectly supervises admin and support groups by delegating tasks.
QUALIFICATIONS

EDUCATION and/or EXPERIENCE
- Must have a B.A. Const. Mgmt. degree or equivalent construction experience.
- Must be proficient in using computers and construction related software.
- Must be able to competently read blueprints and construction documents
- Must have an intimate knowledge of general construction.
- Must be able to read and interpret job-cost reports.
- Familiar with construction estimating and accounting software in
- Must be able to cooperate with superintendent to produce detailed schedules with Microsoft Project or Primavera.
SKILLS
Must possess the ability to read and interpret documents such as safety rules, specifications, correspondence, and manuals and communicate the information to others. Must be able to write reports and correspondence. Must have the ability to speak effectively before the customer, or the employees of an organization.
MATHEMATICAL SKILLS
Must be able to work with mathematical concepts including fundamentals of plane and solid geometry. Must have the ability to use calculators and understand fractions. Able to read and interpret job cost reports.

Training: Training is required for everyone who works for the Company. American Contractor training will occur by in-house personnel or professional trainer within two weeks of employment.
