This is a salaried management role with a flexible work schedule. Work hours may vary based on seasonal needs and scheduled events/activities. Typical work schedule is Tuesday – Saturday.
This is a highly visible leadership position that will focus on the operation and maintenance of CCD’s high profile public parks and provide logistic support for events that occur at Dilworth Park, Sister Cities Park, Collins Park, Cret Park as well as community engagement events within 233 city blocks of Center City District boundaries.
ESSENTIAL DUTIES AND RESPONSIBILITIES: Under the direction of the Director, Facilities and Parks Operations the Senior Manager is responsible for leading a diverse team and overseeing all maintenance procedures and operations associated with all CCD assets along with monitoring/surveying to ensure that the parks and events managed by CCD are maintained to the expected CCD standards. This is a field position that requires hands on leadership skills.
Provide technical leadership for all maintenance and repair activities related to essential building and park systems/services.
- Coordinates and/or supervises all full-time and part-time park staff and contractors to ensure day-to-day operations run smooth, provides assistance as needed.
- Handles all required training for all full-time and part-time park staff, with a high focus on safety and high-level customer service.
- Maintains established policies and procedures for the proper operation/maintenance of all building and park systems which include HVAC equipment, fire alarm systems, electrical, plumbing, pest control, emergency generators, fountain systems etc.
- Oversees building maintenance and park activities and monitors/inspects completed work. Responsible for regular facility inspections and ensures regular and required testing of systems and alarms.
- Creates and maintains SOPs and checklists to maintain consistent high standards for guest experience at CCD Parks.
- Collaborates with Public Safety, Cleaning, Marketing and Public Spaces teams to deliver high quality service within CCD Parks.
- Handles all required preventive maintenance schedules for all CCD assets.
These are the essential functions of the position; other duties may be assigned. Incumbents may be required to follow any additional related instructions, acquire job related skills, and perform other work as required.
KEY SKILLS AND ABILITIES:
- Strong leadership skills with experience in managing a diverse team.
- Ability to work productively with multiple constituencies, including colleagues, public agencies, vendors, contractors, and the general public.
- Understanding and ability to troubleshoot the physical components and systems in use in the parks and facilities including fountain systems, electrical systems, HVAC, irrigation, fire protection, lighting systems, alarm systems, plumbing systems, appliances, furniture, and fixtures, etc.
- Demonstrated ability to perform a wide variety of maintenance and operational tasks.
- Ability to understand schematics.
- Ability to work safely with power tools, small, motorized equipment, and vehicles.
- Able to work alone or in groups, in all weather conditions and be self-motivated.
- Comprehensive knowledge of current maintenance practices and procedures.
- Ability to prepare accurate and reliable reports.
- Proficiency with office computer applications such as Microsoft Office, Word, Excel, etc.
- Excellent written and verbal communications skills.
CERTIFICATES, LICENSES, REGISTRATIONS:
- Must possess a valid Driver’s License in state of with a clean driving record
PHYSICAL CHARACTERISTICS:
- Work is performed both indoors and outdoors with exposure to various weather conditions.
- Position involves frequent bending, standing, kneeling, climbing ladders, working at heights up to 35ft while using a lift, reaching below and above shoulders, and lifting objects weighing up to 75 lbs. while performing job duties.
- Ability to walk, stand, and sit for prolonged periods of time; to frequently stoop, crouch, crawl, balance, reach, twist, grasp, and make repetitive hand movement in the performance of daily duties. Wrist, hand and finger dexterity is required to operate various equipment and materials.
EDUCATION AND EXPERIENCE:
- 5+ years of leadership experience in a facilities management role
- Strong knowledge of maintenance procedures and best practices
- Experience in managing and supervising maintenance technicians
- Excellent problem-solving and analytical skills
- Excellent communication and interpersonal skills
