Senior Construction Manager

The Construction Manager at Zeal Development will oversee and ensure the successful execution of construction projects from the
initial planning phase through to project closeout. This role demands a high level of proficiency in Procore, exceptional
organizational capabilities, and the ability to effectively manage multiple project aspects simultaneously. The Construction Manager
will be instrumental in reviewing architectural plans, managing the bidding process, conducting site visits, and overseeing project
financials and schedules.

Success Measures

Success measures include adherence to Zeal Development policies, flawless execution of tasks, and meeting or exceeding personal
qualitative and quantitative key performance indicator (KPI) metrics.

Duties and Responsibilities

• Plan Review and Management: Thoroughly review plan sets issued by architects and redline documents as necessary to
meet project specifications & Budget.

• Bidding and Contractor Selection: Oversee the bidding process, including the preparation and distribution of bid packages,
timing & key dates, evaluation of bids, and conducting post-bid reviews to ensure comprehensive comparisons.
Recommend awards based on bid analysis.

• Contract and Preconstruction: Facilitate the setup and preparation for general contractor mobilization, including contract
finalization and preconstruction planning.

• Project Management and Site Supervision: Conduct regular project management activities, such as weekly coordination
calls with general contractors and necessary site visits (including mobilization, framing, pre-punch, punch walk, and
turnover) to ensure project adherence to plans, schedules, and quality standards.

• Financial and Schedule Oversight: Responsible for the tracking and management f project financials and schedules. Track
schedules against milestone using company processes. Handle change orders up to a specified limit and escalate as
required.

• Procore and Software Proficiency: Utilize Procore to its fullest extent for project management, including documentation,
communication, and tracking.

• Travel and Flexibility: Be prepared to travel as needed to meet project requirements and milestones.
