Role Summary
The Project Manager is responsible for owning the success of multi-day residential remodeling projects for Golden Home Management members—from initial scoping and estimating through final walk-through and punch list. This role sits under the Construction Manager and focuses only on true remodels and larger, planned projects (kitchens, bathrooms, additions, multi-trade repairs, etc.).
The Project Manager coordinates vendors and subcontractors, manages schedules and budgets, oversees materials procurement, and is the primary point of contact for the homeowner throughout the project. You are accountable for delivering projects that are on time, on budget, beautifully executed, and completely aligned with GHM’s Core Values:
Key Responsibilities
1. Pre-Project Planning & Estimating
- Partner with Home Coordinators and the Construction Manager to understand the homeowner’s goals, scope, and constraints for each remodel.
- Conduct on-site visits as needed
- Prepare initial ballpark estimates and refine them into detailed proposals
- Collaborate with vendors and subcontractors to obtain quotes and align on scope.
- Set clear expectations with homeowners around:
- Budget range and potential variables
- Timeline and milestones
- What to expect during the remodel
2. Vendor & Subcontractor Management
- Source and schedule qualified subcontractors for each phase of the project
- Coordinate trade schedules
- Conduct site check-ins to verify progress and quality, escalating issues to the Construction Manager when needed.
3. Client Communication & Experience
- Act as the primary point of contact for homeowners during multi-day remodels.
- Provide proactive updates (via text, email, or call)
- Communicate schedule changes, delays, or unexpected findings quickly and clearly
4. Project Execution, Budget & Schedule Control
- Own the day-to-day execution plan for each active remodel:
- Monitor project budgets
- Manage change orders
- Ensure compliance with relevant permits, inspections, and code requirements (in partnership with the Construction Manager as needed).
5. Internal Collaboration & Process Improvement
- Work closely with:
- Construction Manager on pipeline, complex scopes, and riskier projects.
- Home Coordinators on homeowner expectations, special requests, and post-project follow-up.
- Operations and Finance on invoice timing, vendor payments, and margin performance.
- Provide feedback on vendor performance, pricing, and quality to continuously improve our subcontractor network.
Success Metrics
Success in this role will be measured by a combination of:
- Project performance
- % of projects delivered on time and within approved budget
- Gross margin on remodel projects
- Customer experience
- Homeowner satisfaction
- Repeat project rate and referrals tied to your projects
- Operational excellence
- Accuracy of initial estimates vs final actuals
- Quality and completeness of documentation in internal systems
- Vendor/subcontractor performance on your jobs
Specific numeric targets will be set with the Construction Manager based on annual company goals, but expect to be responsible for ~$1M in projects annually.
Qualifications
- 3–5+ years of experience in residential remodeling, construction project management, or GC/owner’s rep role, must have experience in multi-trade projects.
- Strong understanding of typical residential remodel scopes:
- Kitchens, bathrooms, flooring, interior/exterior updates, structural-lite changes.
- Proven ability to manage multiple projects at once and keep workstreams organized.
- Comfortable reading basic drawings, scopes, and estimating materials/labor.
- Excellent written and verbal communication; able to translate construction into homeowner-friendly updates.
- Strong vendor management skills: negotiating, holding standards, and resolving conflicts.
- Tech-comfortable: able to use GHM’s project management, communication, and documentation tools (training provided).
- Valid driver’s license and ability to travel to job sites daily.
- Ability to drive a truck and pull a trailer
- Has a clean driving record
- Able to lift up to 80 lbs

Reports To: Director of Construction
Location: Austin and surrounding areas (in-market role with frequent on-site visits)
Pay: $75,000 Salary
- Health: $400/month reimbursement toward individual health insurance
- PTO: 15 days per year (use them—we want you to rest)
- Holidays: 13 paid holidays including the full week between Christmas and New Year’s
