Job Description

Were representing a growing contractor delivering high-end residential projects across London and the surrounding areas. The team cares about good work, clear communication, and people who do what they say they will. Theyre strengthening their commercial function and looking for a Quantity Surveyor who shares that mindset someone who takes ownership, understands the numbers, and sees a project through from start to finish.

This isnt a role for someone who just prices work and moves on. Its for a Quantity Surveyor who wants to build real understanding of the job, turn drawings into clear, buildable packages, and keep projects on track commercially. Minimum five years experience as a Quantity Surveyor (ideally in high-end residential or technically detailed builds). Strong understanding of package building, cost planning, and procurement. Proficient in Bluebeam, CAD, SketchUp, or similar tools.

Confident managing multiple projects and maintaining commercial clarity from tender to final account. They invest time in their team setting people up with the tools, support, and communication they need to do their best work. The Role Take ownership of the commercial side of projects from tender through to final account. Lead the initial pricing and estimating process, reviewing drawings, breaking down tenders into structured cost packages, and preparing accurate estimates.

Use Bluebeam, CAD, SketchUp, or similar tools to interpret drawings and communicate technical detail. Send pricing enquiries to suppliers and subcontractors, ensuring costs are competitive and realistic. Convert external tender details into internal cost structures that make sense.

Work closely with Construction, Contracts, and Project Managers throughout both tender and delivery stages. Negotiate contract terms, define inclusions and exclusions, and ensure payment terms, variations, and extensions of time are watertight. Stay up to date with industry regulations and building safety requirements to keep the business protected.

Oversee project financial tracking, ensuring costs align with budgets and changes are captured quickly and accurately. Produce cost reports and cashflow forecasts to keep everyone informed and in control. Manage valuations and variations, ensuring timely sign-offs and documentation.

Oversee early procurement, engaging the right suppliers and subcontractors on fair, clear terms. Collaborate with architects, engineers, and project teams to align commercial control with how the jobs actually being built. Support the continual improvement of systems and templates so every project runs a bit smoother than the last.

Youll be based in North London (near Brent Cross West Station) with the occasional site visit to stay close to delivery. The Package Salary: £57,500£75,000 depending on experience Location: North London (office-based, with site visits when needed) Hours: Full-time, permanent What youll also get: 20 days holiday plus bank holidays, with an unlimited holiday policy (if the works done, manage your own time.) Christmas shutdown (two weeks). Summer slowdown in August (encouraged, not enforced.) Statutory pension.
