Our firm is recruiting for a Purchasing Manager on behalf of a premier regional homebuilder and residential construction firm. This leadership role oversees end-to-end procurement, bidding, estimating, and trade partner relationships to drive cost efficiency and project alignment across active residential communities.

Compensation: The expected salary range is $60,000 to $110,000. Final offer depends on factors such as years of relevant experience, specialized skills, and demonstrated competencies.

Location: Chantilly, VA

Schedule: Monday - Friday; 8:00A - 5:00P

Responsibilities

• Direct all purchasing operations for home building materials and subcontractor labor, establishing lump-sum, fixed-cost, and unit-price agreements to lock in profit margins prior to construction.
• Source, evaluate, and onboard trade contractors (framing, MEP, finish trades) while negotiating comprehensive scopes of work, baseline pricing, and fixed-rate contract terms.
• Analyze residential architectural blueprints, structural plans, and spec sheets to generate exact material take-offs and establish accurate base house pricing and option catalogs.
• Monitor total build costs, issue Purchase Orders (POs), and strictly manage Variance Purchase Orders (VPOs) to mitigate budget overruns and eliminate duplicate charges.
• Conduct value engineering sessions alongside architectural and field management teams to identify cost-saving substitutions without compromising home design or build quality.
• Manage and mentor purchasing agents and estimators, establishing standardized operational procedures for contract execution, vendor compliance, and insurance verification.

Qualifications and Key Skills

• Minimum 3–5 years of direct purchasing, estimating, or contract administration experience within the residential home building or production housing sector (commercial or general purchasing backgrounds will not be considered).
• Proven track record managing fixed-cost, lump-sum, and unit-price contract structures within a residential build environment (as opposed to cost-plus accounting models).
• Proficiency in reading architectural drawings, interpreting residential construction specifications, and performing precise quantity take-offs.
• Strong background in negotiating unit rates, labor contracts, and material pricing with regional trade partners and suppliers.
• Hands-on experience with residential construction ERP and purchasing software (e.g., BuildPro, MarkSystems, Hyphen Solutions, or similar production housing systems) along with advanced Excel proficiency.
