We seek an experienced, results-driven purchasing manager to join our team. As a purchasing manager, you will be responsible for handling the procurement process, sourcing trade partners and suppliers and managing vendor relationships to ensure a seamless building process and optimize costs. You will also collaborate with construction and accounting teams, make strategic decisions and implement best practices within our procurement function.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Developing and implementing procurement strategies and policies for cost optimization and enhancing supply chain efficiency.
- Developing and implementing new subcontractor qualification process
- Identifying, evaluating and selecting vendors, subcontractors, and trade partners based on quality, reliability, cost-effectiveness and adherence to project standards.
- Negotiating contracts and terms with vendors and subcontractors to ensure favorable pricing, payment terms and mutually beneficial agreements.
- Authoring scopes of work and compiling new contracts with subcontractors
- Reviewing existing contracts and ensuring construction team is aware of key terms, ensuring that construction staff are complying with company agreements
- Collaborating with internal stakeholders to understand their requirements and align procurement activities with organizational goals.
- Conducting market research and analysis to stay updated on local construction industry trends, supplier capabilities, and pricing fluctuations.
- Managing supplier and subcontractor relationships, including ongoing performance evaluation, issue resolution and fostering long-term partnerships.
- Monitoring lead times on key bid packages, analyzing demand patterns and implementing purchasing strategies to manage/mitigate potential delays and avoid shortages
- Implement procurement systems and tools (Buildertrend) to streamline processes and enhance efficiency.
- Source and negotiate with potential suppliers, assess their capabilities, and evaluate their suitability based on cost, schedule, and ability to perform.
- Manage supplier relationships, including regular communication, performance evaluations and issue resolution.
- Collaborate with internal stakeholders to understand their requirements and develop procurement plans accordingly.
- Prepare and present reports on procurement activities, performance metrics and cost savings to upper management and Ownership.
- Send out plans and detailed scopes of work to subcontractors and vendors on a regular basis and keep budgets updated accordingly
- Work with purchasing and accounting team to input all budget information (pricing, scope) inyo Buildertrend and ensure data is properly tracked
- Provide updated selections and options pricing to sales team on a regular basis
- Develop and maintain budgets for all home models to track performance and identify areas for savings or improvement
- Stay updated on regulatory requirements and ensure compliance with applicable laws and regulations related to sourcing activities.
- Develop process and procedures for purchasing and purchasing function in Buildertrend
- Responsible for “New Home Start Process” in Buildertrend
- Oversee purchasing admin and staff to ensure new home start process is being followed and deliverables are being met according to schedule
