Property Manager Project Manager (Full Time)
Essential Job Functions
The Property Manager Project Manager position is responsible for overseeing and coordinating the efficient and timely completion of property improvement projects and property turns in between . The Property Manager Project Manager position also helps to service Company clients by maintaining trusting, proactive and positive business relationships with , vendors and property owners. Specific job responsibilities and accountabilities for this position include:
Facilitating the Companys "rent ready" property turn completion process, including completing property move out inspections, coordinating vendor estimates, facilitating property owner approvals and funding, scheduling vendors, and maintaining necessary files and records.
Assigning work orders and estimate requests to Company and/or third-party vendors consistent with the Companys established process.
Scheduling timely repairs/projects by third-party vendors and visiting site to confirm work has been completed to satisfaction as directed.
Communicating weekly project updates and working closely with Company staff to answer questions from property owners or vendors.
Supervising a project management assistant in the completion of certain turn-related tasks, including but not limited to prompt communications, scheduling, project updates, procuring estimates/invoices, and utility turn-on and turn off.
Conducting timely final walkthroughs to ensure completion of scope of work and the property is "rent ready" based on Company standards and protocols.
Escalating on a case-by-case basis the scheduling and/or completion of emergency or significant projects as needed to the Maintenance Supervisor and Company management.
Completing initial inspections and monthly move out inspections / property visits.
Partnering with Company staff to identify trustworthy maintenance vendors, and retrieving invoices to ensure timely payment of account payable work order.
Identifying maintenance charges attributable to tenants and notifying company staff to create tenant chargeback.
Resolving repair issues by investigating reports, developing solutions, and making timely recommendations to Company management for approval by the property owner.
Maintaining trusting, proactive and positive business relationships with tenants, vendors and property owners.
Continuously learning and sharpening knowledge base of Property Maintenance and Construction.
Ensuring all work orders adhere to health and safety standards as set forth by Arizona Landlord Tenant Act and other relevant law.
Overseeing property management initiatives and projects as instructed.
Adhering to Company values, policies, and procedures.
Essential Job Requirements
Embody core values; Uphold policies, procedures and deadlines
Active real estate licensure with the State of Arizona Department of Real Estate
Proficiency with Apple computers, Microsoft Word and Excel, Google Suite products including Gmail, Google Calendar, and Google Sheets, Dropbox, and Zoom
Proficiency with Appfolio or similar property management software
. A working smart phone with video capability and/or ability to record in detail property condition
Reliable transportation, auto insurance, and and active drivers license
2+ Years of experience with overseeing maintenance and/or large scale repairs
Strong oral and written communication skills
Customer-service with a friendly and empathetic demeanor
Highly organized with strong drafting and planning skills
Ability to successfully coordinate numerous time-sensitive projects simultaneously
Ability to work independently and efficiently with minimal supervision
Ability to lift, push, and pull up to 50 pounds
Ability to work in a dynamic and noisy work environment
This position will work 60-80% at the Company office in Tempe during normal business hours, Monday through Friday, between 9:00am and 5:00pm. The 20-40% balance of time will be spent offsite completing move out inspections and checking on properties/ongoing projects, mostly in the West/Northwest Valley. The Property Manager - Project Manager is included in the after-hours emergency work order request rotation such that there may be time worked from time to time during evenings and weekends as dictated by business needs.
