We are seeking a dynamic and highly organized Commercial Property Manager to assist the owner with real estate matters and oversee a diverse portfolio of commercial real estate assets. This role offers an exciting opportunity to lead property operations, enhance tenant relations, and ensure the optimal performance of our properties. The ideal candidate will be energetic, detail-oriented, and possess a strong background in property management, rent collection, leasing, and administrative functions. Proven experience in property management with a focus on commercial properties.

 

Duties

  • Manage day-to-day operations of commercial properties, including leasing, maintenance, and tenant relations to ensure smooth and efficient property performance
  • Monitor the accurate collection of rent, preparation of default notices and monitor eviction proceedings
  • Coordinate property leasing activities by marketing available spaces, conducting tours, reviewing applications, running/reading credit reports and completing lease documents
  • Manage lease renewals
  • Ensure compliance with lease agreements, including CAM (common area maintenance) reconciliations
  • Daily management of work orders and service requests with maintenance staff and vendors
  • Maintain accurate filing and record-keeping related to leases, contracts, legal documents, and tenant communications
  • Ensure compliance with Fair Housing regulations, landlord-tenant law, and Nola Management policies and requirements
  • Conduct inspections of properties to identify maintenance needs.
  • Handle conflict management between tenants or vendors and efficiently to resolve issues promptly
  • APPFOLIO property management software is a MUST
  • Microsoft Office is a MUST
  • Negotiate contracts with vendors
  • Promote available spaces and upselling additional services or amenities to maximize revenue opportunities

Requirements

  • Minimum of 5 years of experience in property management
  • Lead marketing and leasing efforts to maintain strong occupancy
  • Able to multitask and meet deadlines in a timely and organized manner
  • Capacity to thrive in a fast-paced environment and make independent decisions
  • Ability to resolve conflicts and situations
  • Notary a plus
  • Strong communication skills with professional phone etiquette; ability to handle multiple priorities efficiently in an office environment
  • Knowledge of real estate administrative processes such as rental agreements and legal compliance documentation
