The Property Maintenance Technician will work directly with the General Manager to plan and execute the overall maintenance covering Multi Family, Residential and Commercial properties in Maury County and Williamson County. Property Maintenance employee will perform general maintenance and repairs for assigned equipment and facilities including plumbing, electrical, basic carpentry, heating and cooling, and other building systems. The Property Maintenance employee will be expected to coordinate plans and services with internal and external contacts, property staff, contractors and vendors as needed.   

Duties and Responsibilities:

·        Regularly inspect all associated facilities and conduct any necessary cleaning, repair or maintenance required or as directed by General Manager

·        Perform repairs, installation of fixtures and appliances and replacement of damaged systems.

·        Perform minor carpentry repairs.

·        Check control panels and electrical wiring to identify any issues.

·        Provide construction assistance for repairs, remodels and new construction as requested.

·        Notify the General Manager of any unsafe or hazardous conditions and repair or maintain as required.

·        Inventory, ordering, and storage of supplies and materials needed for repairs and maintenance.

·        Complete grounds maintenance and work orders as directed by General Manager.

·        Able to operate zero turn lawn equipment. 

·        Complete make-ready process of vacant units as directed by the General Manager.

·        Complete a variety of interior and exterior repairs including basic electrical, plumbing, drywall/paint, HVAC systems and appliances a plus.

·        Maintain a courteous professional manner with all , vendors, contractors, and fellow employees.

·        Manage all work in compliance with OSHA and applicable environmental regulations, contracts, codes, zoning, and regulatory agencies.

·        Responsible for 24-hour emergency maintenance on-call service as scheduled.

·        Performs other related duties as assigned.

Requirements:

·        Must carry cell phone as required for on-call maintenance.

·        Ability to work independently with little or no supervision.

·        Physical stamina and dexterity; Regularly required to stand; use hands and fingers, handle or feel; and reach with hands and arms.

·        Must frequently lift and/or move up to 25 pounds and on occasions, move more than 50 pounds.

·        Valid driver's license required

·        Must have reliable transportation.

·        All offers of employment are contingent upon the ability of the candidate to pass a pre-employment background screen.

·        Knowledge of general carpentry and repair.

·        Ability to operate hand tools and power tools.

·        Ability to read technical manuals and drawings.

·        Comprehensive knowledge of plumbing, heating, HVAC, and electrical systems.

·        Excellent organizational and time management skills.

·        Good communication and interpersonal skills.

·        High school diploma or equivalent; Vocational or trade school certification
