Service Manager – Multi-Site Multifamily Portfolio

We are seeking an experienced Service Manager to oversee maintenance operations for a multi-site multifamily portfolio in the Hampton, VA area.

This position will be responsible for managing daily maintenance requests, unit turns, preventative maintenance, vendor coordination, property inspections, and overall curb appeal across multiple communities. The ideal candidate is hands-on, organized, and able to lead a maintenance team while keeping projects moving efficiently.

Responsibilities include:

• Oversee maintenance operations across multiple apartment communities
• Manage and prioritize work orders, emergencies, and unit turns
• Supervise maintenance staff and help hold the team accountable
• Coordinate with vendors and contractors as needed
• Walk properties regularly to identify maintenance, safety, and curb appeal issues
• Ensure vacant units are turned quickly and properly
• Assist with capital projects, repairs, inspections, and lender/property requirements
• Maintain inventory, supplies, tools, and equipment
• Ensure all work is completed in a professional and timely manner
• Communicate regularly with property managers and ownership regarding progress, issues, and needs

Requirements:

• Multifamily maintenance experience required
• Prior supervisor or service manager experience
• HVAC, plumbing, electrical, appliance, and general repair experience
• Ability to manage multiple properties and prioritize tasks
• Strong communication and leadership skills
• Reliable transportation required
• Must be dependable, organized, and hands-on
