Our client is a historic residential cooperative community in Grand Prairie, Texas, known for its friendly neighborhood atmosphere, tree-lined streets, and family-oriented environment. The community features a blend of apartment-style units and single-family homes, requiring an experienced maintenance professional to oversee upkeep, repairs, and satisfaction.


Position Overview

We’re seeking a hands-on Maintenance Supervisor to manage day-to-day maintenance operations, lead a small team of three, and ensure the property remains safe, functional, and attractive. This role involves preventative maintenance, work order management, vendor coordination, and oversight of building systems, grounds, and community amenities.


Key Responsibilities

  • Oversee and perform general maintenance, repairs, and preventive maintenance across residential units and common areas.

  • Diagnose and troubleshoot issues involving HVAC, electrical, plumbing, carpentry, and appliance repair.

  • Schedule and prioritize work orders; ensure timely completion and quality standards.

  • Maintain inventory of supplies, tools, and equipment.

  • Supervise maintenance staff or coordinate third-party vendors and contractors.

  • Ensure compliance with safety, building codes, and community policies.

  • Conduct regular inspections of property grounds, buildings, and systems.

  • Respond to emergency maintenance requests after hours when needed.


Qualifications

  • Experience: 3+ years in property maintenance, facilities, or building management (supervisory experience ).

  • Skills: General repair skills (HVAC, electrical, plumbing, carpentry, painting, etc.).

  • Certifications: HVAC certification or EPA license a plus.

  • Other: Valid driver’s license and reliable transportation required.


Work Environment

  • Full-time, on-site position based in Grand Prairie, TX.

  • May include after-hours and weekend calls on a rotating schedule.

  • Reports to the Property Manager.


Compensation & Benefits

  • Estimated Pay Range:

    • $30-$45/hr + full benefits package including healthcare, PTO and year-end bonus

    • Rate depends on experience and certifications.
