Property Maintenance Supervisor

Carrow Real Estate Services is seeking an experienced Maintenance Supervisor to lead and coordinate maintenance operations at One Commerce Plaza in Albany, NY. This role involves overseeing general maintenance activities and ensuring that all work is performed in accordance with safety standards and company policies. Must have experience with electrical, plumbing, flooring, and other general construction related fields. Must be available for on-call support during off-hours or weekends as needed. Must have a valid driver’s license and transportation. Full benefits package available.

        Responsibilities

• Lead and support the maintenance team, providing guidance, training, and direction as required
• Monitor work orders, prioritize tasks, and ensure timely completion of maintenance requests
• Supervise and assist in repairs to mechanical, electrical, plumbing, HVAC, and structural systems as needed
• Inspect facilities periodically to determine problems and necessary maintenance
• Ensure adherence to quality standards and health and safety regulations
• Assist in the development and implementation of preventive maintenance schedules to extend the lifespan of equipment and systems
• Assist in conducting routine inspections of the property to identify issues, hazards, or areas for improvement
• Assist with coordinating with external vendors and contractors for specialized repairs and maintenance
• Maintain an inventory of tools, equipment, and supplies, ensuring availability when needed
• Act as a point of contact for emergency maintenance issues and provide timely solutions to prevent downtime or hazards

      Qualifications

• High school diploma or equivalent (required). Associate or bachelor’s degree in facility management, engineering, or a related field ()
• Minimum 3-5 years of experience in maintenance, repair, or facility management.
• Strong technical knowledge of all building systems (electrical, HVAC, etc.)
• Knowledge of safety practices and regulations
• Comfortable working in varying conditions, including confined spaces or outdoors.
• Understanding of budgeting and performance management
• Strong communication and leadership abilities to effectively manage teams and interact with tenants
• Problem-solving skills with the ability to work under pressure and manage multiple priorities
