Experienced Custom Home Builder - Project Manager

Job Summary

The Experienced Custom Home Builder Project Manager is responsible for the overall on-site supervision and management of custom home construction projects from ground-breaking through final punch-list. The ideal candidate will have extensive experience in high-end residential construction, a keen eye for detail, and the ability to maintain strong relationships with subcontractors, design professionals, and clients. The superintendent will enforce high-quality craftsmanship, adhere to schedules and budgets, and maintain a clean and safe job site. 

Key Responsibilities

Project Management and Oversight

• Manage all phases of custom home construction, including site preparation, foundation, framing, and final finishing.
• Develop, maintain, and update the project schedule, ensuring all milestones are met.
• Coordinate all on-site activities, including the scheduling and oversight of subcontractors, suppliers, and municipal inspections.
• Conduct daily site walks to monitor progress, enforce safety protocols, and maintain quality control. 

Quality Control and Safety

• Perform quality control inspections to ensure all work aligns with architectural plans, specifications, and the highest industry standards of craftsmanship.
• Ensure the job site consistently meets or exceeds OSHA safety standards and company safety policies.
• Maintain a professional, clean, and organized job site for clients, visitors, and trades. 

Communication and Client Relations

• Act as the primary on-site point of contact for clients, architects, and design professionals, providing regular project updates.
• Manage client expectations and facilitate communication regarding change orders, selections, and progress.
• Maintain accurate project documentation, including daily logs, RFI (Request for Information) logs, and submittal logs. 

Problem-Solving and Administration

• Proactively identify and resolve on-site issues, discrepancies, or conflicts that arise during construction.
• Review architectural and shop drawings for constructability issues and provide solutions.
• Ensure all necessary permits and approvals are obtained and kept current. 

Qualifications

• Experience: Years of proven experience as a superintendent in high-end, custom residential construction.
• Skills:
• • Strong knowledge of residential construction methods, materials, and building codes.
  • Proficiency in reading and interpreting complex architectural and structural plans.
  • Excellent leadership, communication, and problem-solving abilities.
• Attributes: Goal-oriented, organized, and capable of managing multiple projects simultaneously in a fast-paced environment.
