PROJECT MANAGER
Local design+build construction company with an outstanding reputation is in search of a qualified, full-time Project Manager (PM). The PM will serve as the primary point of contact for the homeowner and will be responsible to plan, organize, and manage all aspects of residential construction projects including, but not limited to, scheduling, supervising subcontractors, managing budgets, change orders, materials procurement, billing approvals, and customer relations.
Responsibilities
- Oversee and manage daily field activities of company personnel and subcontractors (direct work, discuss material/manpower requirements, schedule, etc.).
- Meet homewners to discuss ongoing issues or discuss progress of work.
- Document project progression with daily reports and photographs.
- Check jobsite safety issues (fall protection, eyewear, hardhats, nails, etc.); conduct safety meetings.
- Check site cleanliness (direct workers/subs to keep site clean & orderly, and safe).
- Assists with estimating and project material procurement.
- Approve and cost code subcontractor and vendor invoices.
- Review and update construction schedules and notify appropriate parties.
- Minimum once a week conversation or email with homeowners.
Reporting functions
- Reports to Construction Manager (CM)
- Weekly update meetings on project progress
- Meets with V.P. – Operations and CM to resolve any outstanding issues requiring management’s attention.
Requirements
1. BS in Construction Management ().
2. Minimum 5 years’ experience in residential construction in a supervisory role.
3. Excellent self-management, organizational, and prioritization skills; ability to run projects in a well-organized, efficient, and effective manner.
4. Must be able to supervise multiple projects at the same time
5. Able to work cooperatively and maintain a positive and professional manner.
6. Proactive and not reactive; clear thinker and problem solver who is able to anticipate issues, and takes the initiative to plan/execute accordingly.
7. “Can do” attitude is a must.
8. Effective written and verbal communication skills.
9. Valid Driver's license
