Project Manager ( / Commercial Pavement and Concrete)
The Project Manager (PM) is the field execution leader responsible for delivering larger, more complex projects across the country, serving as an operational extension of Sales and Sales Support. The PM ensures projects are planned correctly, executed to scope, documented thoroughly, and completed on time while protecting margin, managing risk, and maintaining clear, proactive communication with internal teams and client stakeholders.
This role requires a strong communicator who can identify issues early, propose solutions quickly, and keep internal stakeholders informed, especially the Account Manager/Sales Rep and the designated Project Coordinator supporting the job. The PM maintains alignment with the Vice President of Operations on project delivery priorities and standards.
Compensation:
$100,000+ based on experience
Responsibilities:
Communication and Cross-Team Support (Sales and Sales Support)
- Serve as the primary field execution point of contact for assigned projects and maintain consistent, proactive communication with:
- Account Manager / Sales Rep (status, risks, schedule changes, client concerns)
- Project Coordinator (documentation needs, next steps, closeout requirements)
- Vice President of Operations (delivery risks, escalation items, production performance, contractor issues requiring leadership involvement)
- On-site client contacts (property and facility managers, tenant, and operations stakeholders)
- Provide clear field updates on what happened today, what is next, what changed, and what approvals are needed.
- Identify red flags early (scope gaps, site conditions, schedule risks, subcontractor performance concerns) and communicate them immediately so the team can act before costs escalate.
Thorough Site Assessments and Pre-Construction Planning
- Perform thorough site assessments to validate existing conditions, identify risks, confirm constructability, and ensure the scope aligns with what is being executed in the field.
- Document findings with clear notes and photos and communicate impacts to Sales and Sales Support, including recommended solutions and any required change order items.
- Lead and or validate pre-construction planning to ensure the work plan is realistic and achievable.
- Confirm scope, phasing, access, safety, and traffic control, site logistics, schedule windows, and the communication plan.
- Coordinate alignment between subcontractors and on-site client officials so expectations match the plan.
- When conditions change, propose practical alternatives quickly (phasing adjustments, sequencing, materials approaches, schedule shifts) to keep production moving.
Risk Management and Problem Solving
- Operate as a solution-first leader in the field, mitigating problems quickly, efficiently, and cost-effectively to protect TPG and the client.
- Validate subcontractor execution matches the approved Scope of Work (SOW) and proposal intent. Example: if the proposal requires milling for patching, confirm the sub mills rather than using substitute methods.
- Reduce rework and prevent avoidable costs through early intervention and strong quality oversight.
Change Order Management and Field Visibility
- Detect scope changes and site condition impacts early and ensure the correct change order process is initiated.
- Document the issue, quantify the impact, recommend options, and support pricing and approval flow.
- Ensure change orders are communicated clearly to internal teams and client stakeholders before work proceeds, when required.
Documentation, Systems, and Purchasing (TPG Systems)
- Maintain accurate, timely, and detailed job notes and progress updates in NetSuite for recordkeeping and internal visibility.
- Use Dropbox to organize job photos, change orders, subcontractor documents, and other project files using a clean, consistent structure so Sales, Sales Support, and backend schedulers can easily find what they need.
- Review and execute Purchase Orders (POs) for assigned projects, ensuring POs match approved scope, pricing, and project requirements. Confirm subcontractors have proper authorization prior to mobilization and before performing any out-of-scope work.
- Ensure project documentation supports client reporting, billing, and closeout.
Educational Leadership and Technical Expertise
- Act as a technical resource that the office can rely on, helping Sales and Sales Support confirm proposed solutions match best practices and site realities.
- Review approaches, sequencing, and constructability, and help improve internal understanding so that what is being proposed to clients is correct and defensible.
- Provide coaching and field feedback to strengthen estimating assumptions, scope , and execution planning.
Time and Priority Management (Production and Deadlines)
- Ensure projects are completed by committed deadlines whenever possible.
- When timelines are at risk, proactively problem-solve with contractors and internal teams to accelerate production or adjust sequencing to reduce delays.
- Manage multiple projects simultaneously while maintaining high responsiveness and documentation standards.
Qualifications:
- 10+ years of construction project management experience (pavement, asphalt, concrete, or site work strongly ).
- Strong understanding of pavement scopes and execution (repairs, patching methods, milling and paving concepts, concrete and flatwork basics, drainage basics, striping and markings coordination).
- Proven ability to manage subcontractors and enforce scope and quality expectations.
- Excellent communication skills (written and verbal) with strong customer service instincts.
- Highly organized and able to manage multiple active jobs across different locations.
- Comfortable using business systems for documentation and file organization (NetSuite, Dropbox, or similar platforms).
- Valid driver’s license and ability to travel nationally.
