SUMMARY OF POSITION:
This position is responsible for identifying new pursuits, project estimating, owner contract negotiation, planning, scheduling, subcontracting, cost management, quality management, contract administration, and safety management to develop and maintain a positive company reputation with the client and the community. He/she must maintain effective communications with immediate supervision and the Project Superintendent on all construction matters relating to the project’s success. He/she will promote RSG image/culture through professionalism, fair practice, honesty and excellent project coordination. This individual must comply with all company policies and procedures.
A. RESPONSIBILITIES:
- Identify and pursue potential new clients and projects.
- Conceptually estimate and establish budgets for new projects with minimally completed design.
- Manage the design process to established budget.
- When design drawings exist, perform detailed take-offs to establish an estimate or a budget.
- Send designed projects out for bid, analyze bids, and create hard bid proposals.
- Provide critiques and suggestions regarding design details.
- Control budgets and schedules during pre-construction meetings.
- Apply for and obtain the proper building permits.
- Negotiate and draft subcontract agreements.
- Create a detailed, comprehensive project schedule that incorporates design, permitting, and major subcontractor procurement (shop drawings, review and approval, material fabrication, delivery, etc.).
- Monitor progress schedule and take action to ensure project proceeds on established schedule.
- Order construction materials according to project specifications.
- Manage multiple projects and multiple Project Superintendents.
- Obtain submittals, review, and keep a log to track progress.
- Generate RFI’s and keep a log to track progress.
- Maintain a cost spreadsheet to track all committed costs, exposures, and anticipated fees.
- Conduct project meetings, produce meeting minutes and ensure they are distributed to all required parties.
- Coordinate, manage and communicate effectively with the architect, engineers, clients, subcontractors/suppliers and any authorities having jurisdiction.
- Ensure that the project is completed to the expected level of quality before the punchlist walk occurs.
- Generate the punchlist with owners, architects, and tenants. Ensure the punch list is completed in a timely manner.
B. Skills:
- This individual should possess two or more years of post-secondary education in a construction related program, including several courses in technical communication and technical management.
- He/she is required to have four or more years of hands-on experience, preferably in a management role.
- A Construction Management, Engineering, or Architectural Degree is .
- Proficient computer skills with the ability to do CPM scheduling and planning are required.
- This individual must have the demonstrated ability to effectively supervise construction projects and to accomplish work within budget and on schedule.
- He/she should be familiar with design/build process and able to coordinate many people and activities involved in construction according to plan and design intent.
