Essential Duties and Responsibilities
Pre-Construction & Estimating
- Review plans, specifications, and job site conditions to develop accurate project scopes and budgets.
- Perform quantity takeoffs for materials, labor, equipment, and subcontracted work.
- Visit job sites to assess conditions and coordinate early-stage planning with trade partners.
- Use historical data and past project experience to inform accurate estimating.
- Gather quotes from trade partners and suppliers and compile detailed cost estimates.
- Collaborate with Sales and Design teams to develop and refine project budgets.
- Maintain and update estimating templates and project specifications based on actual job outcomes.
Project Management & Field Oversight
- Manage all aspects of residential construction projects from pre-start through completion.
- Supervise daily operations on active job sites, ensuring adherence to plans, budgets, and timelines.
- Schedule and coordinate with subcontractors, in-house crews, vendors, and inspectors.
- Ensure all required materials are ordered, delivered, verified, and available before installation begins.
- Check material deliveries against packing slips; resolve discrepancies quickly.
- Oversee on-site quality control, conduct regular site visits, and produce daily logs with status photos.
- Coordinate inspections and meet with local building officials to ensure compliance.
- Must be available to respond to urgent client concerns outside of regular business hours, particularly in situations involving potential fire, water damage, or other property emergencies. This includes assessing the situation, initiating an appropriate response, and coordinating with necessary personnel or emergency services to protect the clients property and project integrity.
Communication & Coordination
- Act as the primary liaison between Sales, Design, Production, Clients, and Subcontractors.
- Communicate clearly and consistently with all project stakeholders throughout the job lifecycle.
- Participate in weekly production meetings (virtual or in-person) to update project statuses.
- Serve as on-call contact for after-hours office alarm notifications and respond promptly to address any security or facility-related issues (does NOT mean you have to be on-call 24/7, but rather be a point of contact).
- Other duties as assigned.
Qualifications
- At least five (5) or more years in residential construction as an estimator, project manager, and/or related field.
- UNDERSTANDING Estimator .
- At least two (2) years using BuilderTrend or other Project Management/Estimating related software.
- High School Diploma or equivalent required, degree or additional schooling within construction related field but not required.
- Residential remodeling experience including layout knowledge of foundations, framing, cabinets, interior finish packages, working with subcontractors, and all other functions of the project.
- Knowledge of North Carolina building codes and building technologies required.
- Ability to interact and communicate well with clients, team members, vendors, and specialty trade contractors.
- Maintain a valid drivers license and state required insurance.
- Dress and groom neatly and professionally.
