Position Overview

We are seeking an experienced Project Manager with a proven background in condominium and multifamily restoration. This role requires someone who understands the nuance of working in occupied spaces, coordinating with HOAs and property managers, and managing the unique communication demands of these environments.

You will oversee medium to large‐scale restoration, remediation, maintenance, and defect repair projects from preconstruction through closeout. This includes budgeting, scheduling, subcontractor coordination, client communication, and ensuring projects are delivered safely, profitably, and with exceptional customer experience.

Key Responsibilities

·         Develop project execution strategies and oversee day‐to‐day project operations

·         Create project contracts, work packages, and profit projections

·         Maintain and manage project budgets

·         Lead preconstruction, kickoff, and debrief meetings

·         Generate, negotiate, and manage change orders

·         Manage permitting and ensure compliance with jurisdictional requirements

·         Draft and secure subcontractor agreements and purchase orders

·         Conduct regular project meetings with clients, HOAs, and subcontractors

·         Maintain proactive, professional communication with all stakeholders

·         Verify vendor qualifications and manage vendor relationships

·         Perform frequent jobsite visits and conduct safety audits

·         Coordinate subcontractor and vendor closeout

·         Support estimating by attending job walks and providing project insights

What You Bring

·         Experience managing large‐scale restoration and defect repair projects

·         Strong background working in condominiums, HOAs, and occupied multifamily environments

·         Ability to manage multiple projects simultaneously

·         Experience leading and developing project teams

·         Deep understanding of construction processes, sequencing, and best practices

·         Strong time‐management skills and the ability to meet tight deadlines

·         Ability to read and interpret drawings, scopes, and engineering reports

·         Knowledge of contract management and negotiation

·         Commitment to weekly jobsite visits for all assigned projects

·         Professional communication skills tailored to owners, HOAs, and

·         A positive attitude, a willingness to learn, and an open mind toward new processes and systems

The Fine Print

·         Legal authorization to work in the U.S.

·         Valid WA driver’s license and clean driving record

·         Reliable transportation

·         Ability to commute frequently to project sites

·         Ability to perform job walks, climb ladders, access roofs, etc.

·         Ability to pass a pre‐employment drug screen and background check (Safety Sensitive role)

·         A positive, solutions‐oriented attitude
