The Project Manager is responsible for ensuring the accurate and timely submission of all project and job estimates. In addition, the Project Manager works with others in the Company who are also performing estimating work.
Job Type: Direct Hire
Pay: $60,000 - $100,000, but negotiable based on experience
Schedule: TBD
Location: Kapolei, Hawaii
KEY DUTIES AND RESPONSIBILITIES
I. Assist Field Superintendent:
1. Field Estimates –
• Attend Job walks.
• Prepare estimates.
• Prepare proposals.
2. Field Operations –
• Assist in material and equipment expediting.
• Assist in evaluating job set up.
• Assist in supervising jobs.
3. Administrative Support for Field Supervisor –
• Assist in correspondence.
• Assist in material and equipment procurement and issue PO’s.
Project Management:
1. Field Operations –
• Coordinate equipment requirements.
• Inspect equipment for safety and have repaired if necessary.
• Arrange for delivery or pickup of materials and equipment and receiving of materials, at job site or warehouse.
• Arrange for proper removal of equipment upon demobilizing and repair or discard damaged items.
2. Administrative Operations –
• Prepare submittals.
• Get vendor pricing if not done and decide on vendor.
• Order submittals, brush outs, samples, etc. from vendor.
• Process and submit to GC/Owner. Follow up on approvals.
• Address any concerns or discrepancies on submittals
b. Upload Foreman information in Raken Software
• Job scope from plans and specifications, make copies where relevant.
• Copy of appropriate section of contract for job scope, unit pricing or T&M pricing, and other production matters.
c. Purchasing Materials
• Coordinate order with estimator.
• Arrange for proper storage; including consumables and small tools.
• Monitor material usage, equipment and small tools, coordinate with inventory log.
• Coordinate reordering or return of materials to vendors.
d. Reviewing Daily Reports.
• Review Daily Report.
• Segregate extra work, unit price or T&M work on the daily reports.
• On a weekly basis, review costs report and discuss with management about any apparent problems or potential cost overruns.
e. Billing and Cost Control
• Prepare Schedule of Values and review with the estimator.
• Complete Job Data – Budgets.
• Track and review change proposal log and change orders.
• Prepare any unit price or T&M billing information.
• Prepare estimated costs to complete analysis and review with management.
f. Coordinating and Communication
• Facilitate communication between the customer, customer’s consultants or architect, estimator, foreman.
• Hold a pre-con meeting with Estimator, Supt and Foreman before work starts.
• Attend subcontractor meetings and jobsite safety meetings.
• Do quality control inspections.
• Address customer communication problems and resolve with appropriate company personnel.
III. Estimating
• Review assigned bids from the Chief Estimator.
• Attend job walks, take photos and comprehensive notes.
• Price the job according to production rates using BuzzBid and Excel templates.
• Compile bid submittal or letter with qualifications.
• Complete bid 2 days in advance and submit to Chief Estimator for review.
• Follow-up on status of bids, getting information on who was awarded the contract and contract price as assigned by Chief Estimator.
IV. Business Development
• Continue to develop existing client relationships.
• Develop new client relationships to procure new business.

QUALIFICATIONS/KNOWLEDGE/EXPERIENCE
Education & Experience Qualifications – Desirable:
• High school graduate, college desirable
• Construction industry experience desired but not required.
• Equivalent combination of education and experience.
• Experience and knowledge with Buzz Bid, Raken or equivalent estimating and/or project management software desired but not required.
• Proficiency with Excel and other MS Office products.
• Excellent professional judgment.
• Knowledge, Skills & Experience (Essential):
• Windows 11
• Microsoft Office 2019 Pro
• Adobe Acrobat / Bluebeam
