Beyond our job description below the following qualifications must be met:
- 5 or more years in the residential construction industry. This can be hands on or in a supervision role.
- 2 or more years of project management experience directly related to residential construction.
- Worked in/on homes that are worth more than $2,000,000 and handled projects worth more than $250,000.
- Understands IRC and local code.
- Has a valid driver's license and reliable transportation.
- Be able to pass a drug and background test
Job Description:
- Organize all labor (subcontractors/vendors) for assigned projects (up to 3 at a time)
- Keep track of project timeline throughout entire process and schedule accordingly
- Establish a good relationship and open communication with the homeowners
- Ability to handle minor customer complaints or issues and notify the proper person to mediate
- Establish good relationships and open communication with subcontractors/vendors
- Set expectations with subcontractors/vendors on their portion of the job
- Monitor progress and complete quality control of all subcontractors/vendors
- Schedule inspections as needed and be available at jobsite when inspector is present
- Stay on top of job site cleanliness (inform all subcontractors/vendors of the job cleanliness expectations) and spot clean/pickup/organize as needed
- Average 40 hours/week with a typical schedule of Monday to Friday 8-4 with phone availability 7-5 or when crews you scheduled are working on off days/hours
Job Tasks:
Projects
- Visit each assigned project every workday and be on site as much as possible
- Read all plans and engineering thoroughly to be intimately familiar with all aspects of the project
- Stay on schedule to the best of your ability
- Keep track of all extraneous receipts during the project for budgeting purposes
- All job sites will be broom swept daily at a minimum and a more detailed clean every Friday for the weekend
- Cover for other project managers when they are on vacation or sick
Communication (Jobtread)
- Complete a detailed “Daily Log” on Jobtread for each assigned project EVERY workday before leaving the job with pictures
- Each Daily Log should include pictures and description of pictures if applicable
- Record ALL information from communication with customers/subcontractors/vendors/etc. that occurs outside of the Jobtread platform in a “Job Message” on Jobtread
- Contact subcontractors/vendors ahead of time (2-3 weeks) to schedule services and follow up with them until their job is completed 100%
- Notate any change orders requested by the customer and pass information on to the office
Expectations:
- Know your assigned projects inside and out
- Be an effective and professional leader with all crews and inspectors
- Ability to communicate with the customer/subcontractors in a professional manner and be able to explain certain aspects of the job
- Take the initiative to look ahead at the job schedule and begin processes early to improve timelines and efficiency
- Use critical thinking to solve minor/major issues that arise. Think of a possible solution to the problem.
- Self-motivation: stay busy, find ways to fill down time such as pre-planning other portions of the job, studying plans, communicating with customers and subcontractors, making detailed entries on Jobtread, tidying jobsite, etc.
- Come up with new ideas for better, more efficient ways to complete projects
- Attention to detail on all aspects of the project. Make sure subcontractors/vendors are 100% complete before they leave the job and are approved for payment
Compensation:
- Compensation: Salary to be negotiated
- Weekly direct deposit pay (W2)
- 6-month probationary period
- Vacation and sick time accrued at 1.54 hours each per paycheck (80 hours max vacation, 200 hours max sick). Accrual begins after 6-month probationary period is satisfactorily completed
- Optional 401K (no company match)
