The Project Manager role is essential to our construction operations. Project Managers are responsible for overseeing the timely, quality completion of all renovation projects assigned to them by our Director of Construction. This includes managing vendors and expanding our vendor base, scheduling work for 3rd party vendors and company superintendents, maintaining project Budgets, Purchase Orders, Bills, Schedules, Change Orders and job progress documentation, creating initial work scopes, etc.
This role will report directly to our Director of Construction and has very high growth potential. We are looking for individuals with a strong work ethic who want to build a lasting business. Generous performance-based bonus structure offered. Project Managers should be able to perform basic construction work scopes and identify inadequate or improperly completed work.
Key Responsibilities
Project Management:
- Supervise day-to-day construction operations ensuring all superintendents and 3rd party vendors are working on approved timelines and projects are executed according to approved plans and specifications.
- Manage all material and labor procurement to ensure smooth operation of renovations and the prevention of avoidable delays in project completion.
- Manage approved project scopes and budgets to ensure all projects are completed in a cost-effective manner.
- Keep all project files up to date and prepare verbal or written reports on project statuses and health for the Director of Construction prior to weekly meetings.
- Implement and Enforce quality control measures to ensure that workmanship and materials meet or exceed project standards and building codes.
- Conduct regular inspections to identify and correct construction defects or deviations from plans before they become larger problems.
- Coordinate materials vendors, company superintendents, subcontractors and laborers and ensure job site readiness for scheduled work.
- Meet with inspectors for building, utility, and occupancy inspections.
- Manage existing 3rd party vendor networks and do outreach for their expansion.
Documentation Management:
- Maintain all project financial records.
- Maintain all construction related project files.
- Provide notification to construction operations regarding project status.
- Maintain accurate photographic records of project progress.
Communication:
- Serve as the main point of contact for the local teams of subcontractors, vendors, and company superintendents.
- Collaborate with the maintenance team, architects, engineers, and other stakeholders to address project needs and resolve issues.
Qualifications
- Vehicle: Must have a valid driver’s license, full use of a personal vehicle, and adequate automobile insurance. A copy of your Motor Vehicle Record (MVR) will be required.
- Education: High school diploma required; college degree .
- Experience: Minimum of 2 years of experience in Construction related fields; to have experience as a Project Manager. Candidate should have a deep understanding of construction processes and be able to identify incorrectly completed work and implement corrective actions on most work scopes.
- Skills:
- Proficiency with project management software
- Strong organizational skills, specifically with creative problem solving, multitasking, and time-management.
- A depth of construction knowledge and an ability run work with high craftsmanship standards.
- Proficiency in Microsoft Office Suite, especially Outlook and Excel.
- Excellent communication and interpersonal skills.
- Knowledge of general code requirements for residential property construction.
- Team player with a strong work ethic.

- The employee is frequently required to use hands to finger, handle, or feel.
- The employee is occasionally required to reach with hands and arms.
- The employee is occasionally required to climb, balance, stoop, kneel, crouch, or crawl.
- The employee must also occasionally lift and move up to seventy-five pounds.
- Specific vision abilities include close vision and vision.
Qualifications
- Experience using CRMs and Construction Management software.
- Experience with cloud storage services.
- HVAC Certification, Contractor’s License, or any other relevant certifications.
- Experience working in the Real Estate industry.
Salary and Benefits
- Salary: Commensurate with Experience & Certifications. Generous performance-based bonus structure.
- This is a non-exempt position, so it does qualify for overtime.

Schedule
- Monday through Friday, 8 AM to 5 PM, with some flexibility. Occasionally some after hours and weekend work may be needed to meet maintenance needs or project goals.
