Project Manager

About the role Fruition Properties is seeking an experienced Project Manager to join our team. This role offers significant responsibility and the opportunity to take ownership of (primarily) residential-led development projects from inception through to completion. You will be responsible for overseeing planning, execution, financial management, and delivery, ensuring projects are completed on time, within budget, and to the highest quality standards. The role requires a strategic thinker with strong leadership skills, a deep understanding of the real estate development process, and the confidence to engage regularly with investors and directors. This position is ideal for a proactive self-starter who thrives in a dynamic SME environment, where collaboration, initiative, and versatility are highly valued. Key Responsibilities Manage all stages of multiple residential development projects (typically 5-50 units), from planning through to practical completion. Appoint and lead the full external consultant team. Manage consultants and contractors to ensure delivery within programme, budget, and quality expectations. Implement processes and technology to actively monitor and mitigate project and business risk. Control costs across disciplines through value engineering processes, accurate budgeting and line accountability. Prepare Client Specifications as part of Employer’s Requirements and ensure tender returns align with budget estimates. Develop and manage project programmes and budgets, providing regular reporting on progress, risks, and outcomes. Present confidently to directors, investors, external clients and other key stakeholders. Candidate Profile Bachelor’s or Master’s degree in a related discipline. Minimum 5 years’ experience in residential development, having successfully managed projects through the full lifecycle, from planning through to delivery. Proficient in Microsoft Project, with working knowledge of AutoCAD and BlueBeam. Strong leadership, communication, and negotiation skills. Ability to perform under pressure and deliver to tight deadlines. Professional certification / working towards (e.g. MRICS, MCIOB, PMP) is desirable but not essential.
