Project Delivery Manager – Construction (HMO Conversions)\nLocation: North West\nSalary: £50,000 – £60,000 (dependant on experience)\nJob Type: Permanent\nSector: Construction, Property Development\nAbout Us\nWe are a specialist construction company focusing on conversions within the social housing sector. With a strong reputation for delivering high‑quality projects, we are now looking for an experienced Project Delivery Manager to join our team. This is an excellent opportunity for a highly organised and driven professional to lead exciting projects and play a key role in our continued growth.\nThe Role\nAs a Project Delivery Manager, you will oversee conversion projects from start to finish, ensuring they are delivered on time, within budget, and to a high standard.
You will manage multiple stakeholders, coordinate teams, and ensure compliance with all relevant regulations. In addition to managing your own projects, you will provide leadership and oversight to other Project Managers and Site Managers, ensuring a consistent approach across the portfolio.\nKey Responsibilities\nProject Planning & Coordination\n * \n Work with surveyors, architects, and engineers to develop project plans.\n * \n Manage and approve building plans, budgets, and schedules.\n * \n Ensure all projects comply with building regulations and health & safety standards.\n * \n Provide operational oversight across multiple projects simultaneously.\nTeam & Site Management\n * \n Hire and oversee subcontractors, trades, and site teams.\n * \n Create work schedules and monitor project progress.\n * \n Ensure health & safety protocols are followed on-site.\n * \n Line manage, mentor and support other Project Managers and Site Managers, driving performance and consistency across all live projects.\n * \n Provide clear leadership to site teams, resolving escalated issues and ensuring resources are effectively allocated.\nProject Delivery & Compliance\n * \n Ensure projects are completed on time, within budget, and to a high standard.\n * \n Troubleshoot and resolve any project challenges.\n * \n Maintain clear documentation and reporting throughout the project lifecycle.\n * \n Contribute to strategic planning and resource management at a senior level.\n * \n Act as a key point of contact for senior leadership, providing regular progress updates on all live projects.\nWhat We’re Looking For\n * \n Proven experience in Project Management within construction, property development, or refurbishment projects.\n * \n Experience managing conversions ( but not essential).\n * \n Strong knowledge of building plans, surveying, and construction regulations.\n * \n Ability to manage multiple projects simultaneously.\n * \n Previous experience leading or mentoring other Project Managers or Site Managers is highly desirable.\n * \n Excellent leadership, organisational, and communication skills.\nRelevant qualifications such as:\n * \n Degree, Foundation Degree, or HND in Construction Management, Building Surveying, Civil Engineering, or a related field (CIOB recognised).\n * \n SMSTS, CSCS Black Card, or CIOB Membership ( but not essential).\nWhat We Offer\n * \n Competitive salary up to £60,000 depending on experience plus benefits package.\n * \n Opportunity to work on high-profile HMO conversion projects.\n * \n Career growth and development opportunities.\n * \n A supportive and professional team environment.\nRight to Work: Must have the right to work in the UK without requiring sponsorship.
