Preconstruction Project Manager - Multifamily Ground-Up in Paramus

We are seeking a Preconstruction Project Manager with strong experience in budgeting, buyouts, and subcontractor coordination for ground-up multifamily construction.

This role will focus heavily on preconstruction, while also supporting project execution alongside the field team.

You will work directly with ownership and play a key role in controlling project costs and setting projects up for success.

Preconstruction (Primary Focus)

• Prepare and manage detailed project budgets
• Lead subcontractor buyout process (leveling, bid comparisons)
• Develop and write detailed scopes of work for all trades
• Identify value engineering opportunities
• Coordinate with architects and engineers during design development

Project Support / Execution

• Manage submittals, RFIs, and shop drawings
• Assist with project scheduling and coordination
• Track costs vs budget and identify risks early
• Work closely with field team to maintain alignment

Qualifications

• 6–12+ years experience in construction (multifamily )
• Strong experience with subcontractor buyouts and leveling
• Experience with ground-up construction (wood-frame over podium )
• Proficient in Procore, Excel, Bluebeam or similar tools
• Strong communication and organizational skills
• Ability to work in a fast-paced, hands-on environment
