Under the general supervision of the Maintenance Supervisor, this position performs a variety of maintenance tasks and preventative maintenance of buildings and grounds requiring many skills such as carpentry for woodwork repairs, plumbing repairs, electrical, HVAC, janitorial and painting work. The qualified individual is expected to have general knowledge of and manual skills in repairing such items as carpentry, plumbing, heating valves and pipes, electrical switches, water heaters, stoves, refrigerators, windows, doors, mechanical equipment and conducting a full set of maintenance and janitorial duties. The qualified individual will sometimes work independently and other times he/she will work closely with maintenance supervision. Work is often reviewed while in progress and upon completion for quality and timeliness of performance.
ESSENTIAL JOB FUNCTIONS:
1. Responsible for the completion of all work order requests assigned.
2. Paint or repair roofs, windows, doors, floors, woodwork, plaster, drywall, or other parts of building structures.
3. Fabricate or repair counters, drawers, or other wooden structures, such as sheds or outbuildings. 4. Position, attach, or blow insulating materials to prevent energy losses from buildings, pipes, or other structures or objects.
5. Repair faucet leaks, snake drains and sewer lines,
6. Replace key cores and make duplicate keys.
7. Lay brick to repair or maintain buildings, walls, arches, or other structures.
8. Perform routine mechanical maintenance, such as inspecting drives, motors, or belts, checking fluid levels, replacing filters, or doing other preventive maintenance actions, as assigned.
9. Read and comprehend maintenance manuals, service bulletins, and other specifications to determine the feasibility and method of repairing or replacing malfunctioning or damaged appliances and unit systems including HVAC, water heaters, refrigerators, and stoves.
10. Complete unit turnaround process of vacant apartments as directed.
11. Responsible for on-call 24-hour emergency maintenance service responses, when assigned. 12. Monitor and maintain all building systems as assigned.
13. Responsible for alerting management of any unusual occurrences and/or damage that has taken place or that may occur.
14. Complete grounds work as directed by the management may include picking up trash, sweeping, pressure washing, clearing dumpster areas, and maintaining landscape.
15. Complete periodic unit inspections.
16. Assist with semi-annual inventory count.
17. Perform general cleaning of buildings and properties.
18. Performs related work as required.
REQUIRED KNOWLEDGE AND ABILITIES:
1. General knowledge of the basic principles of construction and maintenance, with emphasis on residential construction.
2. General knowledge of the applicable codes and ordinances governing building construction, methods, and materials.
3. Ability to drive a motor vehicle, typically trucks.
4. Ability to operate a personal computer and cell phone. This will include staying up to date on software training for the public housing/work order tracking program used by SHA.
5. Knowledge of the general operations and procedures of a Public Housing Agency (PHA). 6. Knowledge of modern office equipment including copiers, personal computers, mainframe terminals, calculators, facsimile machines, etc.
7. Ability to present ideas and information in a clear and concise manner, both orally and in writing. 8. Ability to work in less-than-ideal conditions, e.g., noise, heat, cold, wind, dirt. etc. 9. Integrity and Trust – Show consistency between words and actions.

PHYSICAL REQUIREMENTS:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
Ability to operate a variety of carpentry, electrical, and plumbing equipment, tools, machines, and vehicles. Ability to work/inspect in wet, damp, hot, cold, dusty, and dirty places. Ability to bend (90 degrees), stoop, crouch, climb (stairs and ladders), twist (to 180 degrees), turn, and kneel. Ability to work while standing for extended periods of time on a recurring, repetitive, and often continuous basis while performing job duties. Ability to move or carry objects or materials such as sinks, counter tops, solid core and metal doors, debris, floor tile, fan motors and other HVAC parts, etc. Ability to handle ranges and refrigerators using appliance hand trucks. Ability to lift objects up to 50 pounds from ground to over-the-head. This position requires you to work indoors and outdoors in all weather conditions and is subject to heavy and strenuous work.
MINIMUM EDUCATION, TRAINING, AND/OR EXPERIENCE:
A high school diploma or GED equivalent is required. An associate degree with certification in one of the building trades (HVAC, Plumbing, Electrical) . At least two years of experience in multi-family building maintenance required. Public housing building maintenance . Ability to obtain EPA certification for the proper handling of Freon and other refrigerants within twelve (12) months required. Ability to multi-task projects with competing priorities, strong attention to details, excellent organizational skills, and the ability to work well under pressure. Must reside in Statesboro/ Bulloch County, GA or be willing to move within 12 months of hire date to the location.
SPECIAL REQUIREMENTS:
1. Possession of a valid driver's license.
2. Able to be covered under the Housing Authority's fidelity bond.
3. Must be able to pass a pre-employment physical, drug/alcohol test, DMV check, credit check, and criminal background screenings.
