Title: Mechanical Project Manager
Job Description
Under the general direction of the Project Executive, the Project Manager provides effective leadership ensuring the construction schedules, safety, quality standards, customer satisfaction, trade partners' effectiveness, and maximum profitability are maintained throughout the projects progress. The Project Manager is accountable for the overall performance of the assigned project(s) and is responsible for understanding, planning, executing, controlling, monitoring, reviewing, and delivering the project with the support of the project team.
Additionally, The Project Manager assigned under Mechanical Construction Department is responsible for direct field supervision of their labor force performing the work.
Organizational Planning and Scheduling
Review contract documents, clarify the scope and resolve discrepancies
Prepare projects budget and schedule of values
Identify permits, licenses, and procedures required in place prior to commencement of work
Create and enforce project-specific quality and safety standards
Review and complete buyouts, identify contract scope omissions and amend subcontracts as necessary
Generate a comprehensive project schedule, with the assistance of project team and trades involved, incorporating clients milestones and required phasing.
Establish a streamlined process for pre-construction, construction, and project close-out phase
Procure major equipment
Project Monitoring
Track progress to ensure completion of work within target deadlines
Conduct monthly production control and cashflow projections meetings
Identify and resolve issues impacting budget and/or schedule
Screen RFIs, submittals, and other project deliverables for contract compliance
Review change order submissions
Review monthly payment requisitions and subcontractor payments
Review documents submitted in Electronic Document Management Software (EDMS) for completeness
Communication
Enforce fulfillment of responsibilities following ICSC internal procedures
Assign tasks to project team and subcontractors based on priority, importance, and schedule
Attend meetings with the owner, client, subcontractors, and staff
Coordinate in house manpower and resources with other project managers
Establish and maintain relationships internally and externally of ICSC
Leadership Competency
Lead and motivate project personnel
Deliver ongoing feedback and address performance issues
Perform staff performance evaluations
Recognize training needs and ensure that staff gain needed skills
Suggest appropriate training opportunities and assignments
Engage staff in using best-practice tools and methodology
Administrative Duties
Issue notices to clients, vendors, and subcontractors related to contract changes
Use designated timekeeping software for personal timekeeping
Record minutes from the attended meetings
Coordinate and approve vacation time with the staff members
Review and approve staffs expense reports
Supervisory Commitment
Direct construction activities of the subcontractors, laborers, and other staff as assigned
Adhere and support the organizations safety, observing OSHA and all state-level agency regulations (MTA, SCA, etc..)
Inspect materials for conformance against approved documents and specifications
Monitor work to ensure adherence to plans and specifications, and construction schedule
Identify, procure and manage resources required to finish company self-performed activities
Schedule and facilitate inspections
Assist with startup and commissioning
Complete daily reports
Qualifications and Skills
5 years of mechanical construction related experience
Strong oral and written communication.
Excellent time management skills.
