Job Description
Mechanical Maintenance Engineer\n\nLocation: Central London\n Hours: 8:00am - 5:00pm (Site-Based)\n Salary: £48,000\n\nRole Overview\n\nThe Mechanical Maintenance Engineer is responsible for maintaining all environmental conditions relating to critical building systems. The role includes carrying out Planned Preventative Maintenance (PPM), reactive maintenance, and breakdown repairs across all Mechanical & Electrical (M&E) systems on site.\n\nCandidates must demonstrate strong working knowledge of air conditioning systems, UPS, generators, and LV systems, with the ability to fault find using graphical interfaces and live alarm data.\n\nKey Responsibilities\n\nCarry out routine PPM on all mechanical plant in line with site schedules and asset lists.\n\nComplete reactive and breakdown maintenance throughout the building, including concessionary stores and fabric-related works.\n\nProactively identify faults, defects, and opportunities for system improvements.\n\nEnsure plant faults are remedied swiftly to maintain systems in serviceable condition.\n\nSupervise and monitor subcontractors to ensure works are completed safely and to contract requirements.\n\nAdminister subcontractor permits, approvals, and safe systems of work.\n\nOperate a Permit to Work system in accordance with site Health & Safety procedures and client requirements.\n\nEnsure statutory, regulatory, and code compliance across all site systems.\n\nPrepare, review, and implement Method Statements and Risk Assessments for all tasks.\n\nEnsure Lockout/Tagout (LOTO) procedures are correctly applied and routinely checked.\n\nMaintain suitable stock levels of spares and provide parts lists with estimated repair timescales.\n\nComplete all reactive and breakdown documentation accurately and submit within required timeframes.\n\nMaintain plant rooms in a clean, tidy, and secure condition at all times.\n\nEnsure tasks are completed in line with contractual KPIs and SLAs.\n\nKeep the Computer-Based Maintenance Management System (e.g. Maximo) updated with accurate job data and timely closure of work orders.\n\nPromote a safe and healthy working environment, including correct use of PPE and uniform.\n\nMaintain a professional image when interacting with clients, contractors, and stakeholders.\n\nProduce near-miss reports, dynamic risk assessments, and detailed activity records.\n\nChallenge and escalate any Health & Safety or compliance issues where necessary.\n\nUndertake any additional duties as directed by site management
