As Mechanical Estimator, you are responsible for estimating construction projects in various market segments ranging in size from $2M to $70M. Market segments could include K-12 Education, Higher Education, Municipal, Healthcare, and other Commercial Construction projects. Typical responsibilities may include providing new bid setup, issuance of bid documents, tracking subcontractor responses, keeping subcontractor database up to date, bidding all construction divisions, keeping estimating statistics, and pricing change orders.
Essential Responsibilities:
- Creates detailed and accurate cost estimates to the appropriate level of detail using conceptual through construction documents.
- Prepare material, cost documents, and labor estimates for both At-Risk and Construction Management projects.
- Represents SitelogIQ professionally, honestly, and with integrity at all project meetings by providing clear and concise information as required by the project or requested by the Client.
- Review project plans, specifications, drawings, and front-end documents, coordinating with the project team to confirm scope completion.
- Prepares Value Engineering and Cost Reduction studies based on current estimate and design documents for communication to the Owner and design professional on scope of work, estimate details, and value engineering suggestions.
- Solicits subcontractor and/or supplier information and pricing.
- Collaborates and works closely with Clients, engineers, contractors, architects, inhouse preconstruction, estimating, development and operations teams.
- Performs and/or manages the quantity survey and pricing effort for internal budgets.
- Prepare conceptual budgets based on minimal information.
- Reviews general conditions, schedule, scopes of work, hoisting plans, site logistics and other exhibits.
- Review and/or manage the review and scoping of subcontractor bids.
- Coordinates insurance requirements
- Answers all bidding questions and prepares / distributes addendums.
- Reviews constructability issues proactively with team members (Preconstruction and Operations), highlighting corrective measures, including coordination between architectural and MEP documents.
- Maintains and communicates data on construction and material cost trends affecting project costs.
- Analyzes alternate means and methods to determine the most economic alternative.
- Builds effective relationships with customers, design team, specialty contractors, suppliers, and user groups that reflect and support company core values and meets or exceeds the customer’s expectations.
- Performs scope reviews and buyout; writes subcontracts with complete scopes.
- Provides buyout costing with cost codes to the accounting department.
- Works to ensure projects are handed off to other departments successfully by actively participating in the transfer of information. This includes the job kick-off / turnover meeting and the Lessons Learned meetings.
- Participates in periodic reviews and visits to projects as appropriate.
- Completes pricing of change issues as required.
- Verifies estimating costs and unit prices with actual contractors and material vendors, then tracks actual unit prices based on bid results, schedules of values from contractors, change orders, pricing updates from supply houses, and conversations with contractors.
- Must be able to create an actual estimate within 5% accuracy.
- May work on multiple project estimates at one time.
Additional Responsibilities:
- Actively participates in industry, client, and community relations to enhance company image.
- Adjusts unit pricing based on project conditions, locations, and quantities.
- Evaluates additional project factors like labor needs, potential setbacks, and budgets.
- Maintains cost estimating databased including soliciting updated pricing from various material vendors and contractors.
- Ensure proper productivity rates and mark-ups are incorporated into the database.
- Research new or unfamiliar materials and methods as appropriate to ensure accurate cost estimates.
- Work with Preconstruction Manager to prepare instructions to bidders, bid form, and other bid solicitation information, as required.
- Ensure the flow of project information is maintained and documented.
- Attend design meetings, coordination meetings, and the pre-bid meeting, as required.
- Assist in executing the contract with the owner.
- Provides Scope of Work descriptions for prime contractor bidding.
- Develops Division 1 contract documents.
Qualifications
- Comprehensive knowledge and first-hand experience of building materials, building systems, the construction marketplace, and associated costs.
- Ability to breakdown construction operations into a logical sequence of activities while effectively communicating to internal and external contacts.
- Demonstrated history of working collaboratively in a team environment with the ability to work independently as needed.
- Strong leadership, organizational time management, communication and prioritization skills to be successful in a team-oriented and collaborative work environment.
- Solid attention to detail with the ability to recognize discrepancies.
- Excellent organizational skills, time management, and ability to prioritize effectively to meet scheduled deadlines.
- Bachelor’s degree in construction management or related field .
- Minimum of 6 – 8 years of experience in mechanical project management or estimating.
- Prior hands-on experience in a trade beneficial.
- Strong knowledge of the local subcontracting community and vendors who supply building products.
- Proficiency with all MS Office Products as well as computer software programs used in estimating
Work Environment
- Constantly operates a computer and other office productivity machinery, such as copy machine, computer, printer, and/or cell phone.
- Will required occasional movement inside the office to access file cabinets, office machinery, etc.
- Frequently communicates with internal and external contacts as it relates to essential functions of the role. Must be able to exchange accurate information in these situations.
