JOB TITLE: Maintenance Tech STATUS: Non-Exempt
LOCATION: El Dorado, Arkansas and Texarkana, Arkansas
REPORTS TO: Property Manager
SUMMARY: Assist in the coordination daily operations of the engineering/maintenance departments and staff; maintains all equipment, interior and exterior of buildings, and property in proper condition.
DUTIES, SKILLS AND RESPONSIBILITIES:
- Maintain property including but not limited to offices, production areas, public areas, and equipment through development and implementation of preventive maintenance program; ensures all maintenance and repairs are completed in a timely, cost-effective manner and according to all specifications.
- Maintain organization’s physical operations including but not limited to refrigeration, heating, ventilation and air conditioning, kitchen equipment, emergency generators, plumbing, water treatment, and electric systems.
- Maintain turnover of units by scheduling in-house work and external vendors as needed.
- Interfaces with appropriate staff/managers to receive information regarding maintenance needs; ensures timely response to requests.
- Maintains proper inventory levels; authorizes purchase orders for supplies and equipment.
- Ensures all fire and safety inspections are completed and any discrepancies corrected; ensures property is in compliance with all safety and sanitation policies, procedures, and regulations.
- Assists staff in maintenance and repair of equipment, buildings, and property as needed.
- Participates in the after-hours emergency on-call service for .
- Participate in required quarterly PM inspections of homes.
- Pre-inspection of all properties in preparation for all REAC inspections.
- Participate and maintain work orders to ensure completed to standards and in a timely manner.
- Participate in completion of unit turns.
- Will be assigned on-call duty for evenings and weekends
- Calls vendors, orders supplies, schedules make-readies, compiles work orders and make-readies in the computer and ensures all work is accomplished within quality standards.
- Possesses and maintains thorough knowledge of city and state building codes, OSHA requirements, and ADA laws; implements OSHA and ADA guidelines and all regulated programs.
- Possesses and maintains thorough knowledge of ventilation/air conditioning, heating, refrigeration, electrical, plumbing, carpentry, painting, and other generally accepted maintenance skills.
- Prepares accurate and timely reports as required.
- Performs other related duties as assigned by management.
SUPERVISORY RESPONSIBILITIES:
- Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws in the absence of lead maintenance.
QUALIFICATIONS/OTHER ASPECTS OF THE JOB:
· Two to four years related experience or equivalent
· EPA Certifications and other licenses required by law().
· Knowledge of ventilation/air conditioning, heating, refrigeration, electrical,
plumbing, carpentry, painting, and other generally accepted maintenance skills.
· Knowledge of city and state building codes, OSHA requirements, and ADA laws.

· May be required to assist in special projects or activities designated by company. This may include due diligence, property acquisition/disposition, assisting at other properties, serving on or participating in company sponsored or sanctioned committees, organizations, functions, etc.
· Follow the Company’s confidentiality policy and ensure that the operations, activities and business affairs of the Company and clients are kept confidential.
· Function as a member of the Property Emergency Team to assist with hazardous weather problems, fires, floods, freezes, etc.
