Maintenance Technician – Commercial Office Portfolio (Tampa, FL)

We are looking for a skilled and service-focused Maintenance Technician to join our team supporting a portfolio of class-A commercial office buildings in the Tampa area. This hands-on role is ideal for someone who takes pride in their work, values customer satisfaction, and thrives in a collaborative team environment.

What You’ll Do

  • Assist the Senior Maintenance Technician with day-to-day operations and scheduled maintenance activities.
  • Use an online work order system to receive and close out service requests via mobile device.
  • Conduct routine inspections of building systems and customer spaces to ensure everything is operating smoothly.
  • Troubleshoot and repair plumbing, electrical, and HVAC systems (including replacing belts, filters, and thermostats).
  • Assist with maintenance of building exteriors, mechanical rooms, rooftop systems, and water features.
  • Install, repair, or replace ceiling tiles, flooring, signage, blinds, and general hardware.
  • Support vendor coordination for fire/life safety systems testing, elevator shutdowns, and other critical services.
  • Document service records, inspections, and maintenance logs with accuracy and timeliness.
  • Respond to after-hours emergencies as part of an on-call rotation schedule.

Qualifications

  • High School diploma or equivalent required.
  • 3+ years of experience in building maintenance, especially in commercial office environments.
  • Knowledge of plumbing, HVAC, and electrical systems (including lamp and ballast replacement, outlets, breakers, etc.).
  • Familiarity with water treatment systems for cooling towers and fountains is a plus.
  • Ability to read and interpret work orders, schematics, and equipment manuals.
  • Basic proficiency in Microsoft Outlook, Excel, and Teams.
  • Willingness to climb ladders, access rooftops, and lift up to 50 pounds.
  • Must have a valid driver’s license and reliable transportation.

Work Environment & Physical Demands

  • Work may involve exposure to outdoor elements and mechanical noise.
  • Must be comfortable with active, physical tasks including standing, stooping, crawling, and working overhead.
  • Occasional lifting, pushing, or pulling of items up to 50 pounds required.
