About the Role

Shapell Properties is seeking a skilled and motivated Commercial Maintenance Technician to join our Orange County team. This role is responsible for the overall maintenance and day-to-day operations of our commercial properties. The ideal candidate will ensure all systems and physical assets are maintained to the highest standards of timeliness, professionalism, safety, efficiency, and appearance.

Key Responsibilities:

  • Property Maintenance & Operations
  • Conduct routine inspections and preventative maintenance on HVAC, electrical, plumbing, and mechanical systems.
  • Perform general repairs including doors, ceilings, hand railings, flooring, and plumbing fixtures.
  • Respond promptly to emergency situations and tenant concerns.
  • Maintain accurate records of maintenance activities and inventory.
  • Ensure compliance with safety codes, regulations, and company policies.
  • Support marketing events and property initiatives.
  • Sustainability & Energy Management
  • Oversee energy management systems to optimize operational efficiency.
  • Track and report on sustainability practices and energy usage.
  • Financial & Project Support
  • Assist in identifying capital improvement needs.
  • Support capital and CAM projects, including documentation and progress reporting.
  • Help manage vendor contracts and ensure service quality.
  • Environmental Health & Safety
  • Serve as the property’s safety coordinator.
  • Communicate and enforce environmental and emergency procedures.

Qualifications:

  • Minimum 2 years of experience in facility operations or commercial construction (retail sector ).
  • Must possess a thorough knowledge of property operations, construction, and development related areas.
  • Strong multitasking and problem-solving skills.
  • Proficiency in Microsoft Office; familiarity with Unifier and 24/7 systems a plus.
  • Ability to read blueprints and technical documents.
  • Must be able to lift up to 25 lbs. and climb ladders over 20 feet.

  • Excellent communication and organizational skills.

Working Conditions:

  • On-site work required, both indoor and outdoor environments.
  • Exposure to noise, tools, and various surfaces.
  • Use of mobile devices and computers for work order management.
  • Flexible schedule may be required based on property needs.

Physical Requirements:

  • Regular standing, walking, bending, kneeling, and lifting.
  • Frequent use of hands and arms; ability to climb and inspect property areas.
  • Must be able to perform essential job functions with or without reasonable accommodation.
