About the Role:

The Maintenance Supervisor will play a critical role in ensuring the operational excellence and upkeep of residential and commercial properties within the Sterling Glenwood community. This position is responsible for overseeing all maintenance activities, coordinating with vendors, and leading a team of maintenance technicians to deliver timely and high-quality service. The Maintenance Supervisor will develop and implement preventive maintenance programs to minimize downtime and extend the life of property assets. They will also ensure compliance with safety regulations and company policies while managing budgets and maintenance schedules effectively. Ultimately, this role aims to enhance tenant satisfaction and preserve property value through proactive and efficient maintenance management.

Minimum Qualifications:

  • High school diploma or equivalent required; technical or vocational training in building maintenance or related field .
  • Minimum of 3 years of experience in maintenance or facilities management, with at least 1 year in a supervisory role.
  • Strong knowledge of HVAC, electrical, plumbing, and general building systems.
  • Ability to read and interpret technical manuals, blueprints, and safety regulations.
  • Valid driver’s license and reliable transportation.

Qualifications:

  • Associate degree or certification in Facilities Management, Building Maintenance, or a related discipline.
  • Experience working in real estate development, property management, or multi-family residential environments.
  • Familiarity with computerized maintenance management systems (CMMS) and inventory control software.
  • Certification in OSHA safety standards or equivalent safety training.
  • Strong leadership and project management skills.

Responsibilities:

  • Supervise and coordinate daily maintenance operations, including repairs, inspections, and preventive maintenance tasks across multiple properties.
  • Lead, train, and evaluate maintenance staff to ensure high performance and adherence to safety standards.
  • Schedule and oversee external contractors and vendors for specialized maintenance and repair work.
  • Maintain accurate records of maintenance activities, work orders, inventory, and equipment status.
  • Develop and implement maintenance plans and budgets to optimize resource allocation and control costs.
  • Respond promptly to emergency maintenance requests to minimize disruption to tenants and property operations.
  • Ensure compliance with all local, state, and federal regulations related to building maintenance and safety.

The Maintenance Supervisor will utilize technical skills daily to diagnose and resolve complex maintenance issues across various building systems, ensuring operational continuity. Leadership skills are essential for managing and motivating the maintenance team, fostering a collaborative and efficient work environment. Organizational skills are applied to schedule maintenance activities, manage inventory, and maintain detailed records to support budgeting and compliance efforts. Communication skills are critical for coordinating with tenants, vendors, and internal stakeholders to address maintenance needs promptly and professionally. Additionally, problem-solving skills enable the supervisor to anticipate potential issues and implement preventive measures that reduce downtime and enhance property value.
