Maintenance Supervisor (Student Housing)

Spectrum Staffing Group is proud to partner with a leading real estate firm focused on the student housing industry. They're looking to add a Maintenance Supervisor to their team in Tempe, AZ. This is a direct hire, fully onsite position. Compensation ranges depending on the candidate's experience and skill set.

The majority of a Maintenance Supervisor’s time is involved in the scheduling of work orders, the preparation of new apartments for occupancy, and the completion of ongoing maintenance projects on each community.

RESPONSIBILITIES:

• Supervise, train, and schedule maintenance staff

• Ensure timely completion of service requests (within 24 hours)

• Oversee the unit turn process and move-out inspections

• Maintain common areas, amenities, breezeways, grounds, and pool

• Enforce cleanliness standards and safety regulations (OSHA/EPA)

• Maintain inventory and order supplies within budget guidelines

• Handle on-call coverage and emergency repairs

• Ensure shop and equipment are clean, organized, and up to code

• Conduct regular property inspections (daily, weekly, monthly, quarterly)

• Manage vendors and coordinate capital projects

• Maintain maintenance logs, safety records, and warranty documentation

• Attend daily meetings with the Community Manager and lead monthly safety trainings

SUPERVISORY RESPONSIBILITY:

• Manages a team of 5 maintenance staff

• Makes decisions on hiring, training, performance management, and delegation

QUALIFICATIONS

• 2+ years of maintenance and supervisory experience

• MUST HAVE YOUR OWN TOOLS

• HVAC certification required

• Strong knowledge of HVAC, plumbing, electrical, and general maintenance

• Ability to read budgets, technical manuals, and reports

• Excellent organizational, leadership, and communication skills

• Proficient in computer systems and maintenance tracking

• Be able to lift/move heavy items, work on ladders, and in varying conditions

• Weekend and on-call availability required
