Moorings Park is looking for a Maintenance Supervisor. The Maintenance Supervisor assist in the direction of the overall operation of the Maintenance, Buildings and Grounds department in accordance with current applicable Federal, State, & local requirements, ensuring that the highest degree of safety & comfort is always maintained.

Contributions:

• Assists with the planning, developing, organizing, implementing, evaluating, directing of the Maintenance, Buildings and Grounds Department
• Assists with the development and implementation of departmental policies & procedures to assure that the facility is properly maintained at all times.
• Supervises & monitors work of department personnel to ensure compliance of directives & established procedures.
• Inspects facility & performs routine maintenance & repairs including soldering & brazing, carpentry, plumbing & basic electrical work
• Requisitions, controls & maintains an adequate level of required supplies & keeps adequate financial records & cost reports for Submission to the department director as required.
• Supervises the maintenance and repairs including a/c , refrigeration, mechanical, buildings, elevator carpentry, plumbing, pools, fountains, irrigations, and basic electrical work
• Monitors and manages the Computerized Maintenance Management System (CMMS) to ensure all work orders are assigned, tracked, and completed in a timely manner.
• Assists in recruiting staff, scheduling staff work hours & work assignments, ensuring that all work is completed accurately, efficiently & timely
• Discipline staff as required, recommending termination when necessary to the department director. Submits all proper documentation in compliance with Moorings Park Procedure.
• Assists in evaluating the job performance of staff within the required time frame & recommends wage increase to department Director.
• In the absence of the department Manager, assumes the authority, responsibility & accountability of directing the Maintenance Department.
• Works with Director/ Manager on projects.
• Assists in the development of & participates in programs designed for in-service education, on the job training, & classes for newly assigned department personnel, (Includes maintaining appropriate record keeping requirements).

Job Requirements:

• Excellent oral and written communication skills in the English required
• During emergencies or natural disasters may be required to be on duty for the duration of the disaster.
• High School graduate with vocational training in building maintenance.
• Minimum of five years' experience in mechanical, electrical, and building maintenance.
• Minimum two years supervisory experience.
