ABOUT THE POSITION
Busy property management office seeking an enthusiastic, dedicated, organized, and hard-working Maintenance Supervisor for our property in Duluth!
The Maintenance Supervisor oversees all maintenance activities, leads the maintenance team, and adheres to all established policies and procedures.
ESSENTIAL JOB FUNCTIONS
- Train, schedule, and supervise the maintenance staff
- Complete and assist with apartment turnovers as needed
- Perform maintenance and repairs in vacant and occupied apartments per work orders
- Manage/delegate work orders and maintain accurate notes in Yardi
- Create and maintain the turn sheet daily and ensure all items are completed as scheduled
- Schedule and manage contractor work
- Perform regular quality checks to confirm all work has been completed to the highest standards – both in-house and by contractors
- Perform price checks, order supplies, and track expenses per the budget
- Assist with after-hours maintenance emergencies per on-call rotation
- Assist with trash compactors on weekends
- Plan and execute preventative maintenance items and required inspections (including life safety)
- Ensure grounds and common areas are clean and free of trash/debris
- Make recommendations on opportunities for improvement
- Oversee and manage swimming pool maintenance
- Perform snow removal on walks and drives as needed
- Understand and comply with Fair Housing laws and standards
- Ensure safe work practices are being followed by all maintenance staff
- Support the overall efforts of the community’s site team
- Provide daily feedback to the Property Manager on vacant apartments, community appearance, maintenance issues, etc.
- Provide world class customer service and maintain professionalism at all times
- Maintain open communication with community staff and encourage teamwork
- Attend and participate in training programs as requested
- Perform other duties as assigned
MINIMUM QUALIFICATIONS
- Bachelor’s Degree and/or 3-4 years related experience and/or training or equivalent combination of education and experience.
- HVAC/Pool certification required.
- Skillset in plumbing, electrical work, carpentry, and appliance repair.
- Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.
- Strong organizational and communication skills – ability to effectively present information and respond to questions from managers.
- Exemplary professional conduct and customer service.
- Working knowledge of Microsoft Office and proficiency in online/technological systems.
- Proficiency in the use of Yardi Voyager .
- Must complete and pass Fair Housing training (provided)
GENERAL INFORMATION
- $68,000-$70,000/year based on experience
- Immediate need
- Full-time
- M-F 9a-6p (1hr break)
- Some weekend work required to assist with trash compactors
- Uniforms provided
