About the Role:
The Maintenance Supervisor plays a critical role in ensuring the operational efficiency and safety of multiple real estate properties located in our Southern CT Market. This position is responsible for overseeing all maintenance activities, including preventive maintenance, repairs, and emergency response, to uphold the quality and value of the properties. The Maintenance Supervisor will lead and coordinate a team of maintenance technicians, ensuring that all work complies with safety regulations and company standards. This role requires proactive planning and resource management to minimize downtime and maintain tenant satisfaction. Ultimately, the Maintenance Supervisor ensures that all facilities are maintained to the highest standards, supporting the overall success of the real estate development, management, rental, leasing, and sales operations.
Minimum Qualifications:
- High school diploma or equivalent; technical or vocational training in maintenance or related field .
- Minimum of 3 years of experience in maintenance supervision within real estate or property management.
- Strong knowledge of building systems including HVAC, electrical, plumbing, and general repairs.
- Proven ability to lead and manage a team effectively.
- Familiarity with safety regulations and compliance standards relevant to property maintenance.
Qualifications:
- Associate degree or higher in Facilities Management, Engineering, or a related discipline.
- Certification in HVAC, electrical, or plumbing trades.
- Experience with computerized maintenance management systems (CMMS).
- Knowledge of energy management and sustainability practices in building maintenance.
- Previous experience working in real estate development, rental, leasing, or sales environments.
Responsibilities:
- Supervise and coordinate daily maintenance operations across multiple property sites to ensure timely and effective completion of tasks.
- Develop and implement preventive maintenance schedules to reduce equipment failures and extend asset life.
- Manage and mentor maintenance staff, including hiring, training, performance evaluations, and scheduling.
- Respond promptly to maintenance emergencies and tenant requests, ensuring minimal disruption to property operations.
- Maintain accurate records of maintenance activities, inventory, and compliance with safety and regulatory standards.
- Collaborate with property management and external contractors to plan and execute capital improvement projects.
- Ensure all maintenance work adheres to health, safety, and environmental regulations.

The Maintenance Supervisor utilizes technical skills daily to diagnose and resolve complex building system issues, ensuring operational continuity.
