Job Summary: Responsible for the assignment and coordination and/or execution of all activities within the service team to ensure a productive workforce that supports the property.

Job Requirements: HVAC and POOL CARE CERTIFICATIONS REQUIRED

Job Responsibilities:

  • Ensure that grounds and amenity areas are cleaned first thing each business day with the help of service specialists, Painter and Groundskeeper.
  • Delegate appropriate duties to all other members of the maintenance team with the help of the Relations Manager.
  • Monitor all work done by outside contractors.
  • Ensure that all products purchased for the property are purchased at the best price possible.
  • Maintain maintenance supplies inventories.
  • Complete purchase orders weekly for preventative maintenance program, apartment turns, and service requests. Submit to Relations Manager for approval.
  • Ensure compliance with OSHA requirements and Hazardous Chemicals program.
  • Communicate with Relations Manager about any necessary repairs to the community building exteriors, grounds, systems, and apartments.
  • Compose and execute Preventative Maintenance program with help from all service team members and Relations Manager.
  • Inspect all mechanical systems on a regular basis, in accordance with the property’s Preventative Maintenance calendar.
  • Respond to all service requests, or delegate to other team members as needed.
  • Meet with Relations Manager daily to ensure that accurate status of service requests is kept in computer and all service requests are followed up on by leasing and office team members.
  • Assist with preparation of Personal Property Inventories (maintenance shop items).
  • Walk all apartments deemed “ready to show” or “ready to occupy,” accompanied by the Relations Manager.
  • Keep all amenity areas in good order and repair.
  • Do night light inspection bi-weekly.
  • Assist Relations Manager in determining the schedule for emergency on-call personnel.
  • Be knowledgeable about all systems at the property.
  • Maintain warranty files, ensuring that no repairs are paid for if equipment or installations are under warranty.
  • These responsibilities are a framework, but not all encompassing.
  • Any other duties may be assigned by the company from time to time.

Compensation: $33/hour + bonus
