Job Summary:

The Maintenance Supervisor oversees the day-to-day operations of the maintenance team. This role requires strong technical expertise, leadership skills, and the ability to manage preventive and emergency maintenance tasks. You’ll manage and mentor the maintenance staff, troubleshoot and repair HVAC, plumbing, and electrical systems, coordinate vendor services, and ensure make-ready units are completed on schedule. Your role is key to maintaining the safety, functionality, and overall appearance of the community.

Key Responsibilities:

• Lead, train, and schedule maintenance staff to ensure timely completion of work orders and projects.

• Troubleshoot and perform repairs on HVAC, plumbing, electrical, and appliance systems.

• Manage the make-ready process to ensure vacant units are prepared efficiently and meet quality standards.

• Conduct routine inspections of units, buildings, and common areas to identify and address maintenance needs.

• Coordinate and oversee work performed by outside vendors and contractors.

• Maintain organized inventory, order supplies, and ensure the maintenance shop is clean and stocked.

• Respond to emergency maintenance requests as needed, including after-hours calls (once hired with the company).

• Ensure compliance with safety standards, building codes, and company policies.

What We’re Looking For:

• Hands-on experience in performing service requests and completing make-readies
• Strong working knowledge of HVAC, plumbing, electrical, and general building systems.
• EPA certification to handle refrigerants (Type III or Universal )
• Excellent leadership, problem-solving, and communication skills.
• Must have basic tools including HVAC gauges, reliable transportation, and be able to participate in an on-call rotation once hired.
