Maintenance Supervisor

Responsibilities
- Oversee daily maintenance operations across the property
- Supervise, schedule, and manage maintenance staff, including hiring and terminations
- Intake, assign, and follow up on work orders to ensure timely resolution
- Coordinate unit turns and prepare vacant units
- Conduct routine inspections and implement preventive maintenance programs
- Maintain and repair building exteriors, unit interiors, common areas, and grounds
- Respond to emergency maintenance requests, including after-hours and weekends
- Source, negotiate, and manage third-party vendors and contractors
- Manage maintenance expenses within budget
- Ensure compliance with safety standards, company policies, and regulations
- Maintain accurate documentation of maintenance activities and inventory
- Collaborate with other departments to support operational efficiency
Qualifications and Skills
- 5+ years of maintenance experience, with at least 2 years in a supervisory role
- Strong knowledge of HVAC, plumbing, electrical, mechanical systems, and general construction
- Excellent communication, conflict resolution, and decision-making skills
- High attention to detail and ability to multitask
- Comfortable using digital maintenance systems and tools
- High school diploma or GED required; technical certifications
- Must be available for flexible hours, including weekends and on-call shifts
Schedule: Monday - Friday (8:00AM - 5:00PM)
- Respond to emergency maintenance requests, including after-hours and weekends
Compensation: $29.00 - $30.00 Hourly
