Maintenance Supervisor

Job Summary:

Supervise and support other maintenance team members; perform technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company's standards for cleanliness, appearance, safety, and overall functionality by overseeing maintenance-related tasks.


Key Responsibilities

  • Execute maintenance requests: Schedule, prioritize, and complete work orders and routine property upkeep; troubleshoot issues, respond to emergencies, and ensure all repairs follow safety standards and code requirements.


  • Manage make-ready process: Maintain the make-ready board, perform pre-move-out inspections, create punch lists, coordinate vendors, order materials, and inspect completed work to prepare units for new .


  • Strong communicator: Serve as the primary liaison with the Community Manager, , team members, and vendors; ensure clear, consistent updates on all maintenance-related projects.


  • Documentation & Inventory Oversight: Maintain accurate service records and maintenance reports to ensure all work is properly documented and tracked. Record warranty dates for equipment and appliances, monitor inventory of tools and materials (including serial numbers), and schedule preventive maintenance in line with manufacturer recommendations. Submit required paperwork in a timely, detailed manner and place supply orders based on inventory usage and upcoming project needs.


  • Uphold company standards: Support team in maintaining grounds, common areas, and amenities by removing trash, pressure washing, painting, and performing general upkeep.


  • Implement cost efficiency: Practice repairs over replacements, conserving materials, and staying budget-conscious. Review monthly expenses with the Community Manager.


  • Perform preventative maintenance: Conduct regular inspections to address property needs, identify safety risks, and communicate findings to management.


  • Ensure safety compliance: Lead safety meetings, complete OSHA training, and enforce company risk management practices; promptly report any incidents.


  • Lead by example: Provide excellent customer service, handle concerns professionally, and act as a role model of respect and professionalism for maintenance staff.


  • Support administrative tasks: Assist with HR, financial, and administrative reporting and fulfill additional duties as assigned by the Community Manager.


  • Participate in on-call rotations: Respond to emergency maintenance requests outside of regular business hours as scheduled by the community.

  1. Perform duties indoors and outdoors across all property areas and amenities, in varied weather conditions.
  2. Bend, stoop, reach, crawl, and climb ladders as needed.
  3. Tolerate all weather conditions, including heat, cold, rain, and more.
  4. Lift or maneuver up to 25 lbs independently, or 50 lbs with assistance.
  5. Travel occasionally for trainings and meetings.
  6. Be available for emergency calls after hours.


  • Administrative & Professional Skills: Demonstrated ability to serve as a professional front-line contact—combining strong communication, task management, and customer service to support both team members and .


  • Technical Proficiency: Proficient in Microsoft Office Suite, database systems, internet research, and experience with property management software.


  • Operational Skills: Skilled in operating standard office equipment (phones, copiers, fax, calculators, postage systems) and confident in performing basic arithmetic for financial, legal, and administrative documentation.
