Wolff Properties is seeking a dependable, skilled and experienced Apartment Maintenance Supervisor to lead the maintenance operations of our apartment community. The ideal candidate is a problem-solver with a strong work ethic, a positive attitude, and excellent communication skills. This role is responsible for planning, coordinating, and executing property maintenance with a strong focus on team leadership, satisfaction, and cost-effective operations.
Key Responsibilities:
- Direct and oversee all aspects of property maintenance including service requests, unit turns, inspections, preventative maintenance, and emergency repairs.
- Supervise, schedule, and mentor the maintenance team; provide ongoing training and performance feedback.
- Plan and manage maintenance projects including setting scope, budgeting, material/equipment coordination, and vendor/subcontractor oversight.
- Diagnose and repair issues involving HVAC, electrical, plumbing, carpentry, appliances, and building systems.
- Monitor and ensure timely completion of work orders, make-readies, and daily task assignments.
- Coordinate and perform preventative maintenance on units, buildings, equipment, and pool facilities.
- Maintain safety standards by training staff, addressing hazards, and ensuring compliance with safety protocols and local regulations.
- Maintain curb appeal and cleanliness of common areas, maintenance shop, and workspaces.
- Communicate daily with the property manager on progress, priorities, and issues.
- Maintain inventory control of tools, supplies, and materials in a cost-effective manner.
- Deliver excellent customer service by responding promptly and professionally to concerns.
- Participate in after-hours on-call rotation and complete emergency maintenance as needed.
- Ensure adherence to company standards in professional appearance and behavior.
Qualifications:
- Minimum 3-5 years of residential or hospitality maintenance experience, with advanced skills in at least two trades (HVAC, electrical, plumbing, carpentry, etc.).
- At least 2 years of supervisory experience .
- EPA Universal Certification required.
- Certified Pool Operator (CPO) certification .
- High school diploma or equivalent .
- Strong leadership, problem-solving, and organizational skills.
- Comfortable working in varied environmental conditions and a flexible schedule including weekends, holidays, and on-call shifts.
- Valid driver's license required.
- Proficient with basic computer systems and property management software ().
