Job Description:

This is a full-time, on-site role for a Maintenance Supervisor to oversee the maintenance operations for an affordable multifamily apartment community managed by ComCap Management. The ideal candidate will possess strong leadership skills and a comprehensive understanding of HVAC systems, electrical systems, plumbing, and general facilities management. This role is crucial in ensuring that all equipment and systems are functioning optimally, contributing to a safe and efficient working environment. 

Key Responsibilities:

  • Supervise and lead a team providing direction, training, and support.

  • Collaborate with the Property Manager and Director of Maintenance to ensure timely completion of all maintenance tasks and projects.

  • Oversee unit turnovers, ensuring apartments are rent-ready in an efficient manner.

  • Conduct regular inspections of facilities, systems, and equipment to identify issues and implement corrective actions.

  • Utilize CMMS (Computerized Maintenance Management System) to track work orders, inventory, and maintenance schedules.

  • Ensure all HVAC, electrical, plumbing, and mechanical systems are properly maintained and repaired.

  • Develop and implement preventive maintenance programs to minimize downtime and maximize efficiency.

  • Coordinate and oversee work performed by external contractors and vendors.

  • Maintain compliance with safety regulations and ensure a clean and organized working environment.

  • Assist in budget planning and cost control for maintenance operations.

  • Respond to emergency maintenance situations as needed.

Qualifications:

  • Minimum of 5 years of maintenance experience, with at least 2 years in a supervisory role.

  • Strong knowledge of HVAC systems, electrical systems, plumbing, and general building maintenance practices.

  • Experience working in multifamily housing, preferably in affordable housing communities.

  • Proficiency in using CMMS software such as RealPage OneSite or similar platforms.

  • Strong leadership and problem-solving skills, with a hands-on approach to troubleshooting issues.

  • Ability to fabricate parts or components as necessary for repairs or improvements.

  • Excellent communication skills and the ability to work collaboratively with team members and .

  • EPA and CPO certifications required.

This is a full-time, on-site role for a Senior Maintenance Supervisor to oversee the maintenance operations for an affordable multifamily apartment community managed by ComCap Management. The ideal candidate will possess strong leadership skills and a comprehensive understanding of HVAC systems, electrical systems, plumbing, and general facilities management. This role is crucial in ensuring that all equipment and systems are functioning optimally, contributing to a safe and efficient working environment. The Senior Maintenance Supervisor will manage a team of 7-10 maintenance technicians and report to the Property Manager while being accountable to the Director of Maintenance.

Key Responsibilities:

  • Supervise and lead a team of 7-10 maintenance technicians, providing direction, training, and support.

  • Collaborate with the Property Manager and Director of Maintenance to ensure timely completion of all maintenance tasks and projects.

  • Oversee unit turnovers, ensuring apartments are rent-ready in an efficient manner.
