Maintenance Supervisor

- Oversee and coordinate all facets of maintenance operations, including work order completion, preventative maintenance schedules, unit turnovers, and emergency repairs to ensure prompt, high-quality service.
- Manage and supervise external vendors and contractors performing specialized services, ensuring adherence to scope, quality standards, and timelines.
- Direct and oversee on-site maintenance staff and subcontractors, providing clear guidance, task assignments, and daily oversight.
- Ensure project execution adheres to construction schedules and approved budget parameters, proactively resolving delays or cost overruns.
- Maintain a professional, courteous, and service-oriented demeanor when interacting with , vendors, team members, and external partners.
- Recruit, train, supervise, and evaluate maintenance technicians, fostering skill development and high performance across the team.
- Create and maintain detailed weekly progress reports and project agendas to track key milestones and communicate updates to leadership.
- Provide consistent coaching and leadership to foster a team culture centered on safety, accountability, and operational excellence.
- Serve as liaison with project inspectors, contractors, engineers, and municipal authorities, ensuring compliance with all regulatory requirements and inspection standards.
- Assist in managing maintenance budgets, overseeing procurement of supplies and services while maintaining accurate inventory and cost controls.
Requirements:
- Experience: Minimum of 3–5 years of hands-on experience in property maintenance, including at least 1–2 years in a supervisory or lead technician role.
- Leadership & Organization: Proven leadership skills with the ability to prioritize, delegate, and effectively manage multiple tasks in a fast-paced environment.
- Technical Expertise: Comprehensive knowledge of HVAC, plumbing, electrical systems, carpentry, and appliance repair. EPA HVAC Certification .
- Negotiation & Communication: Strong negotiation skills and the ability to interact professionally with , vendors, contractors, and team members.
- Education: High school diploma or GED required; additional technical, vocational, or trade school training is highly .
- Computer Skills: Proficiency in computer systems and software, including work order platforms and email communication tools.
Special Requirements
Licensing & Transportation:
- Valid driver’s license with a clean driving record.
- Reliable transportation with the ability to travel between properties or offsite as needed.
On-Call Availability:
- Must be available to respond to after-hours and emergency maintenance calls on a rotating or scheduled basis.
Physical Requirements:
- Ability to stand, walk, and perform physical labor for extended periods.
- Capability to operate maintenance tools and equipment safely and effectively.
- Must be able to lift and carry up to 50 lbs.
Tools: Must supply and maintain personal basic hand tools required for the position.
