Job Description
Maintenance and Project Manager\n\nReports to: Maintenance Director and Company Director\n\nKEY ACCOUNTABILITIES:\n\nProject Management on Small Works\n\nFull PM role over small projects, overseeing all works on site with site manager, when required, reporting to you. This will include;\n\nCollaborate with engineers, architects etc. to determine the specifications of the project\n\nNegotiate contracts with external vendors to reach profitable agreements\n\nObtain permits and licenses from appropriate authorities\n\nDetermine needed resources (manpower, equipment and materials) from start to finish with attention to budgetary limitations\n\nPlan all construction operations and schedule intermediate phases to ensure deadlines will be met\n\nAcquire equipment and material for projects alongside operations team\n\nHire contractors and other staff and allocate responsibilities\n\nSupervise the work of workmen etc.
and give them guidance when needed\n\nEvaluate progress and prepare detailed reports\n\nEnsure adherence to all health and safety standards and report issues\n\nKeep up to date and accurate accounts for the project ensuring maximum profitability\n\nMaintenance & Defects Management\n\nPrimary contact for all clients who are both contracted and reactive\n\nManage customer relations and communication between client and house staff.\n\nUse CCM scheduling software (Tradify) to manage all aspects of work – team diary/quotes/invoices\n\nPreparation and keeping an up-to-date diary and schedule for all PPM.\n\nBooking sub-contractors and labour for works, for all PPM and AD HOC maintenance/small works.\n\nSite attendance to check on and report on Maintenance works.\n\nCost reporting and invoicing for all works.\n\nCreation and management of Quotations\n\nReporting from ongoing and completed maintenance\n\nWork with site teams, design team and contractors to manage and complete defect list.\n\nUnderstand, in detail, the property and its systems to deal\n\nNEW BUSINESS\n\nMeet clients and turn opportunities into work\n\nWin and retain maintenance contracts through good communication, knowledge and documentation\n\nBe aware of new opportunities for the business both in terms of maintenance and small works\n\nAwareness of margin enhancement through either better working or new opportunity\n\nPERSON PROFILE\n\nExtremely personable due to high levels of client interaction\n\nPrevious experience in project management\n\nH&S knowledge\n\nNumerate, with aptitude for commercial management\n\nTechnical aptitude – able to use Microsoft Word and Excel, and to learn Asta Power Project. Use our Maintenance software, Tradify.\n\nClear in written and spoken communications; good at listening\n\nHighly attentive to detail\n\nProfessional in appearance and demeanor\n\nLogical mindset, with ability to think laterally and anticipate\n\nAmbitious – looking to develop career in the sector
